This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is June 21, 2018. 2-06.3.0 FORMAT REQUIREMENTS 1. 2-06.3.12 - Provide page numbers corresponding to each sheet and name the sheets as listed in the index (see redline). CONTENT REQUIREMENTS 2. 2-06.4.2.B - Provide a legal description in the title block on all sheets. 3. 2-06.4.2.D - Provide the page number and the total number of pages in the package (i.e., sheet xx of xx) on all sheets. 4. 2-06.4.3 - Provide the development package case number, DP17-0146, and the annexation case number, C15-09-03, adjacent to the title block on all sheets. 5. 2-06.4.4.A - Show the subject property approximately centered within the one square mile area in the location map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 6. 2-06.4.7.A.2 - In note 2 under Zoning and Land Use Notes, list the gross area of the site by square footage and acreage. The calculation provided seems to be for the new expansion area only. 7. 2-06.4.7.A.4 - In note 4 under Zoning and Land Use Notes, replace "aircraft hangar" with the following: "Transportation Service, Air Carrier subject to UDC Section 4.9.13.Q" 8. 2-06.4.7.A.6 - Add note 5, "Project shall be in conformance with UDC Sec 5.6 Airport Environs Zone (AEZ)". Also, draw and label the AE height zone lines on the cover sheet and site plan. 2-06.4.7.A.8 - For development package documents provide: 9. 2-06.4.7.A.8.c - Under Area Calculations, provide the percentage of building expansion. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 10. 2-06.4.9.F - The site is adjacent to I-1 zoning. Label the zoning on and adjacent to the project and show the zoning boundary adjacent to the I-1 zone. 11. 2-06.4.9.H.3 - Label the fire lane and show the width of the lane on the site plan. 12. 2-06.4.9.H.5.a - On the cover sheet, a parking area is proposed but details have not been provided. If parking is proposed, then show all motor vehicle off-street parking spaces, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. 13. 2-06.4.9.O - Provide building setback lines from proposed and existing detention/retention basins. 14. 2-06.4.9.Q - Provide the square footage and height within the footprint of the proposed building. This project site is specifically located west of an active runway, Runway 11R/29L, on Tucson Airport Authority managed property. The proposed land use is industrial; establishing an aircraft hangar. The applicant shall file Form 7460 with the FAA at least 45 days before construction activities begin. Any cranes used for the project must also be identified with Form 7460.
