COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is April 18, 2018.

1. 2-06.4.9.H.5.a - The mounting height of the accessible vehicle parking space sign needs to be revised to reflect the following; mounting height when the sign is within pedestrian circulation path 84", when not within the circulation path, i.e. wall mounted or within a landscape are 60".

2. 2-06.4.9.H.5.a - Show the required signs for the three (3) accessible spaces show west of building #2.

3. 2-06.4.9.R - Per IBC 1104.1 demonstrate on the plan that there is an accessible route between all structures, to all accessible vehicle parking spaces, to at least one of the right-of-ways, etc. that meets the requirements of 2012 IBC Chapter 11 and the ICC A117.1-2009.

4. 2-06.4.9.R - Clearly show and dimension all ramp landings;

5. 2-06.4.9.R - Clearly demonstrate that the requirements of ICC A117.1-2009.Section 405.7.5 are met for all ramps adjacent to doors.

6. 2-06.4.9.R -There are two (2) ramps located near the center of the north side of building #3 that do not appear to have an accessible route to them

7. Sheet 3 keynote 20 references landscape sheets but there are no landscapes sheets in the development package.

05/17/2017 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change The rim elevation of the next upstream sanitary manhole (#5867-02, 2512.90') is higher than the first floor elevation of the new 1-story building (2510.5'). Provide a note on the plans requiring the installation of a backwater valve when future plumbing activities take place. Reference: Section 715.1, IPC 2012, as amended by the City of Tucson.
05/17/2017 LOREN MAKUS ENGINEERING REVIEW Reqs Change 1. The waste stream calculation indicates that just over 2 cubic yards per week will be generated. This total includes recycling. The requirement will be met using a 2 cubic yard bin for trash and a 2 cubic yard bin for recycling. I recommend this if the school thinks it will be sufficient.
2. Revise note 19 on sheet 1 to clarify the meaning.
3. Note 27 on sheet 2 should be revised since there will be no Tentative Plat for this site and no development plan other than this Development Package.
4. Note 32 should be revised. The number and extension for PDSD Engineering is no longer active.
5. Add a note indicating that the installation of the underground retention systems will be observed by the Engineer-of-Record and a report confirming compliance with the plans and specification will be required before final inspection.
6. The site plan indicates a retaining wall along the alley. Provide information on the grade on each side of the wall and top of the wall. This needs to be provided for all retaining walls.
7. On sheet 3, note 27 says to see plan for new sidewalk widths. Provide the dimension on the plan. For clarity also provide dimensions for existing sidewalk areas throughout the plan.
8. On sheet eight, keynotes 16 and 18 are listed but not used. Keynotes 6 and 8 are used but not listed. Correct these typos.
