COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).


CONTENT REQUIREMENTS

1. Comment: Zoning has reviewed the Revisions to the Development Package but cannot approve the plans until the following item is addressed.

As part of the DP review zoning also reviewed the Data Center building plans concurrently. Per the revised DP the building square footage of the Data Center is listed as 17,365 SF. Per the building plans the dimensions of the Data Center building are labeled as 100' x 160' which equals 16,000 SF. This is a substantial discrepancy and must be addressed.

Until this discrepancy is resolved or explained the DP cannot be approved. Assuming that the SF is 16,000 SF as labeled on the building plans package the parking calculations on the DP will have to be revised accordingly.


2. COMMENT: Also, the building height listed on the DP is not accurate. Per the UDC the height is measured from design grade (ground adjacent to th4e building) to the mid point of a gable roof. The structure is design with a pitched roof but the building height has been dimensioned to the height of the side walls which are 20 feet. Consult with the building architects to verify the overall height of the building from design grade to the top of the roof ridge or have them provide you with the height to the mid point of the gable end from design grade.
