This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 07, 2018. 2-06.3.0 FORMAT REQUIREMENTS 1. Addressed. 2-06.3.5 - Provide the PDSD Development Package approval stamp in the lower right quadrant of all sheets. The required stamp can be found at http://pdsd.tucsonaz.gov/pdsd/development-permits under Development Package. 2. Addressed. 2-06.3.7 - Provide a location map in the upper right hand corner of the cover sheet, see AM Section 2-06.4.4. 3. Addressed. 2-06.3.8 - Move the north arrow and scale to the upper right corner of each sheet. 4. Addressed. 2-06.3.12 - Under 'INDEX OF DRAWINGS" you list "SEE MODEL PLAN T16-M0019", this should state Site Plan. CONTENT REQUIREMENTS 5. Addressed. 2-06.4.1 - Provide the mailing and email addresses, and phone number of the primary property owner of the site on the right half of the cover sheet. 6. Addressed. 2-06.4.1 - Provide the name, mailing and email addresses, and phone number of the person(s), firm(s), or organization(s) that prepared the development package documents on the right half of the cover sheet. 7. Addressed. 2-06.4.3 - Provide the development package case number, DP17-0034 , adjacent to the title block on all sheets. 8. Addressed. 2-06.4.3 - The address shown on the plan is not correct. 9. Remove the address from the title block and provide it adjacent to the title block on all sheets. 2-06.4.3 - Provide the street address adjacent to the title block on all sheets. 10. Identify all streets that abut the subject property. 2-06.4.4.B - The project location map shall identify major streets and regional watercourses within the square mile area and all streets that abut the subject property; and, 13. Addressed. 2-06.4.4.C - Label the Section, township, and range; section corners; north arrow; and the scale on the location map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 14. Addressed. 2-06.4.7.A.2 - Provide the acreage of the site on the plan. 15. This comment was not addressed correctly. The proposed use should be listed as "MULTIFAMILY SUBJECT TO USE SPECIFIC STANDARDS 4.9.7.B.6, .9, & .10". 2-06.4.7.A.4 - Provide a general note stating the proposed use and any use specific standards that apply. 2-06.4.7.A.8 - For development package documents provide: 16. Addressed. Provide the floor area for each building on the plan. 17. The density calculation is not correct. Per UDC Article 6.4.7.2-06.4.7.A.8.a - Provide a density calculation on the plan, see UDC Article 6.4.7.B.2 the calc should be as follows, 0.52 x 15 = 7 units allowed, 6 units proposed. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 18. This comment was not addressed. 2-06.4.8.A - Provide the site boundary perimeter bearings in degrees, minutes, and seconds. 19. This comment was not addressed. 2-06.4.8.A - The site boundary perimeter distances is not correct. 20. This comment was not fully addressed. Provide dimensioned width of paving, curbs, and sidewalks. 2-06.4.8.C - The 30' right of way dimension is not shown correctly. This dimension is from the centerline of Ontario to the property line of your parcel. Also provide dimensioned width of paving, curbs, curb cuts and sidewalks. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 21. Addressed. 2-06.4.9.H.5 - Provide a width dimension for the proposed PAAL. 22. Addressed. 2-06.4.9.H.5.a - Provide a fully dimensioned vehicle parking area. 23. The location dimension for the wheel stop shown on the parking detail is not correct, see UDC Article 7.4.6.H.3. 2-06.4.9.H.5.a - Provide a standard vehicle parking space detail. This detail should include a location dimension for the proposed wheel stops shown on the plan, see UDC Article 7.4.6.H.3. 24. This comment was not fully addressed. Per ICC A117.1, Section 502.5 the maximum slope allowed within the accessible vehicle parking space and access aisle is 2%, clearly show this requirement on the plan. 2-06.4.9.H.5.a - Provide a large scale detail of the accessible parking space showing all accessible requirements such as dimensions, markings, grade slopes, accessible parking aisle, signage, van accessible space and access to the accessible route. Per the 2012 IBC, Table 1106.1, the accessible vehicle parking space is required to be a van accessible parking space. Demonstrate on the detail that the accessible space meets the requirements of ICC A117.1, Section 502.2. 25. The vehicle parking space calculation is not clear. If the proposal is for six (6), two bedroom units the total required number of vehicle parking spaces would be twelve (12), see UDC Table 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, RESIDENTIAL USE GROUP, Multifamily Dwellings - 0-70 units/acre, Two Bedrooms - 2.00 spaces per dwelling unit. Not sure where the ".25" is coming from. 2-06.4.9.H.5.a - Provide a vehicle parking spaces calculation that shows the number required and provided also the ratio used. 26. The sign mounting height is not correct. Based on the location shown the mounting height from the bottom of the van accessible sign grade is 84". 2-06.4.9.H.5.a - Provide a large scale accessible sign detail including a van accessible sign and show the location of the sign on the plan. 27. This comment was not addressed correctly. Provide the number required within the Short & Long term calculation. 2-06.4.9.H.5.d - Provide a short and long term bicycle parking space calculation that provides the number required and provided along with the ratio used. It does not appear that the provided short term bicycle parking calculation is correct, review UDC Table 7.4.8-1. 28. This comment was not addressed. 2-06.4.9.H.5.d - Provide a short term bicycle parking space detail that demonstrates how the requirements of UDC Article 7.4.9.B.1 & .2 and 7.4.9.C are met. 29. 2-06.4.9.H.5.d - Provide a long term bicycle parking space detail that demonstrates how the requirements of UDC Article 7.4.9.B.1 & .2 and 7.4.9.D are met. 30. Per UDC Article 6.4.5.C.1 the minimum street perimeter yard is 20'-0" the plans shows 16'-0" a Design Development Option (DDO) is required to be submitted and approved prior to approval of the development package. 2-06.4.9.O - Provide a front street perimeter yard setback dimension on the plan, see UDC Article 6.4.5.C.1. 31. It does not appear that building #6 is meeting the perimeter yard setback at the southeast corner. Provide a setback dimension from the southeast corner of building #6 and from the mid-point of the south wall of building 6 to the south property line so that the requirements of UDC Article 6.4.5.B.5 can be verified. 2-06.4.9.O - It does not appear that the side and rear perimeter yard setback is correct. Per UDC Article 6.3.3.C and UDC Table 6.3-2.A. This setback should be 10' or ¾ the height of the proposed building exterior wall. 32. Addressed. 2-06.4.9.R - Clearly show the required accessible route from the street sidewalk to the accessible vehicle parking space and to the required accessible unit. Demonstrate on the plan that this route meets the requirements of the ICC A117.1. 33. Addressed. 2-06.4.9.R - Show the max cross slope of 2% on the accessible ramp detail. 34. This comment was not addressed. 2-06.4.9.T - Show refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned, and access route. 35. Addressed. 2-06.4.9.V - Demonstrate on the plan how mail service will be provided. Additional comments 36. 2-06.3.12 - Once the landscape sheets are provided the drawing index will need to be updated. 37. 2-06.4.2.D - Provide the page number and the total number of pages in the package (i.e., sheet xx of xx) within the title block on all sheets. Once the landscape sheets are provided the total number of sheets will need to be updated. 38. 2-06.4.7.A.6.a - Remove "SITE NOTE" 23 as it is not applicable to this site. 39. 2-06.4.9.H.5.a - It appears that the proposed accessible vehicle parking space sign encroaches into the 2'-6" vehicle overhang. Clearly demonstrate that the sign is not encroaching into the overhang. 40. 2-06.4.9.H.5.d - The provide number of short term bicycle parking spaces shown on the calculation is 18, Keynote 4 sheet 2 states 6, and the plan shows 7 racks for a total provided of 14, which is correct? 41. 2-06.4.9.H.5.d - Sheet 2 Keynote 4 remove the reference to "CLASS 2" bicycle parking from the note and provide the reference to short term. 42. Sheet 2 there is a keynote 10 that appears to points to the property lines, should this be keynote 9.
