The following applies:

ALL required screening must be provided on the developing property or a joint use agreement must be provided indicating that the adjacent wall may be used to meet the screening requirement.

Provide a recorded joint use agreement before we can approve the plan and the recording information for the joint use agreement must be referenced on the plan (typically where they reference the existing wall).

Verify that the adjoining wall complies with the height requirement as measured from the adjacent grade being developed.

The requirement is measured from the use requiring the screening. A cross section should always be provided on the plan showing the adjacent grades and the measurement of the wall height.

COMMENTS: Address zoning comments related to the revision letter.


01. COMMENT: Response to Revision # 1: It appears that a required screen wall has been placed on private property to the north. A cross access easement is required as well as a Joint use agreement for the wall. Recorded documents must be provided prior to zoning approval.


02. COMMENT: Response to Revision # 4: What is the purpose of a loading bay and ramp? Is this supposed to be for an ADA space, clarify.


03. COMMENT: Response to Revision # 5: The ADA space that was removed was the Van accessible space. One van accessible space is required and of the two remaining ADA spaces next to building one neither is designated as a van accessible space. Keep in mind that the van space and access aisle must be a minimum of 16 feet between the two.


04. COMMENT: Response to Revision # 6: The symbol used for the Mailbox shall be added to the legend on the cover sheet.


05. COMMENT: Response to Revision # 7: By relocating the sidewalk as noted in the revision note 7, the parking stall has been reduced to less than the required 18' stall. Zoning cannot approve the stall length without a DSMR approval. Contact Steve shields for confirmation that zoning could support a DSMR.


06. COMMENT: Response to Revision # 7: What is the purpose or use for the striped area next to the previous ADA parking space west of building 2?
