This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 10, 2018. CONTENT REQUIREMENTS 2-06.4.3 - Specify the development package case number, DP17-0007, adjacent to the title block on all sheets. 2-06.4.4 - Provide a full mile on the project-location map. 2-06.4.4.B - Specify the "W Fort Lowell Rd" and "W Grant Rd" on the project-location map. 2-06.4.4.C - Specify the sw section corners as "35", "36", "01", and "02" on the project-location map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Identify the use as "Multifamily Development" and the accessory as "Community Center" on general note 3. 2-06.4.7.A.5 - List the total number of units proposed and the density calculation allowed and proposed under general note 3. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided: 2-06.4.8.B - Identify how the PAAL system is going to be utilized on the proposed site and adjacent site at 107-12-231A. 2-06.4.8.B - Indicate the easements recorded under the lot split S07-176 (also S06-163). Look to lot split for consistency. Is the 2'6" an easement? The lot split does not define it to be. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes: 2-06.4.9.E - Reference number S07-176 and S06-163 on lower right corner by title block. 2-06.4.9.H.5.d - Show fully dimensioned detail for short term bicycle parking. 2-06.4.9.H.5.d - Provide short term bicycle parking in location closer to dwellings or in front of community center for safety, visibility, and lighting. The scupper appears to divert water into short term bicycle parking. Raise or move short term bicycle parking. 2-06.4.9.L - Record proposed easements and indicate on sheet 5 prior to approval of Development Package. 2-06.4.9.O - Provide copy of fully dimensioned building elevations to verify the building setbacks. (Be aware that setbacks are based on the dimension from design grade to highest point of the wall.) 2-06.4.9.V - Indicate if the mailboxes are going to be located in the "Community Center" building or each unit in general note 19. Additional review comments may be forthcoming due to response to zoning review comments or other review agency comments including owner driven changes to the plan.
