COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is June 13, 2017.

1. This comment was not fully addressed. Provide the following case numbers adjacent to the title block on all sheets; D09-0010, D11-0001, DP12-0113, DP13-0227, DP13-0228, DP15-0039, DP15-0103, DP15-0138, DP16-0032, S08-100, S11-043, S15-027, S16-027 & C9-06-32. COMMENT: Provide the development package case number, DP16-0094, adjacent to the title block on each sheet and in the calculations text block on sheet two. Also, all DP case numbers must be listed next to the title block of al plan sheets and if applicable any other relevant case numbers related to this specific project.

2. This comment was not fully addressed. Zoning note 8 references "PUD", this is not a PUD. In COMMENT: Zoning note 8 must be revised to state the information as noted for the permitted uses based on the PAD document. Revise zoning note 8 as required, see page 55 of the PAD 15 document for additional info. (The Specific use standards listed in the note do not apply)

3. This easement will need to be abandoned prior to approval of the development package. COMMENT: Per the current plat, there is an existing right of way easement dkt 2449 at pg 122 over the south and west portion of lot 2 that may impact the proposed development. It is not known if this easement has been vacated or abandoned. Draw and label this easement on the site sheets. If the easement has been vacated or abandoned provide documentation with the next submittal. If the easement has to be vacated or abandoned, it must be completed prior to final approval of the DP.

4. 2-06.4.9.H.5.d - Show the required 2'-6" dimension required from the short term rack north to the proposed building, see UDC 7.4.9.B.2.g.

Once the above comments are addressed Zoning will provide an over-the-counter review.

DP16-0094 under The Bridges Planned Area Development states that under Section C.6 of the Design Review Committee and Design Guidelines on Pg. 107 states the following: The DRC shall review all proposed architectural plans. Through a self-certification process, the DRC will provide a letter of approval to the city at the time of plan submittal. The applicant must provide a letter of approval from the Design Review Committee for all proposed architectural plans, at the time of plan resubmittal. Please Submit required DRC letter for plan review.
