COMMENTS: Conditionally approved: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is , 2016.

2-06.4.7.A - Zoning and Land Use Notes

2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage.

1. COMMENT: This is a follow up to previous comment 4: This comment will remain until the Lot combo is completed and documents provided to Zoning, unless the DP is approved outright by all reviewers prior to the recordation. Zoning will place a hold on the C of O if the recordation is not completed by the time the DP is approved.

PREVIOUS COMMENT 4: This parcel is made up of two separate parcels. Confirm that the two Tax Parcel ID's 124-07-190D and 124-07-190E have been combined or a Pima County Tax Parcel combo will be required prior to approval of the DP.


2. COMMENT: This is a follow up to previous comment 5: The Use Specific Standard was not listed under Permitting Note 3. List the use specific standard 4.9.13.Q.
2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.

5. PREVIOUS COMMENT: Revise the use note on sheet one to state the use and specific use standards as listed in the UDC. The use is "Transportation Services Land Carrier" subject to UDC section 4.9.13.Q.

3. COMMENT: This is a follow up to previous comment 17: It is acknowledged that a TSMR will be for this standard. Once the TSMR is approved, reference the case number in the lower right corner next to the title block. Also as a general or permitting note list the TSMR case number, date of approval and any conditions of approval.

2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual.

17. PREVIOUS COMMENT: Demonstrate on the site plan how pedestrian access to 12th Street will be provided. Demonstrate on the site plan how the existing and new pedestrian sidewalks and access ramps meet accessibility requirements. Label cross and horizontal slopes. Slopes must meet ADA requirements listed in chapter four of the ICC.
