This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 1. 2-06.4.9.H.5.a - Per UDC Table TABLE 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, RESIDENTIAL USE GROUP, Group Dwelling, Dormitory, Fraternity, or Sorority, 0.7 space per resident. On projects where rent/lease of space is by the bedroom, the requirement is 0.85 space per bedroom or 2.00 spaces per dwelling unit, whichever is greater. Based on 68 residences the required number of vehicle parking spaces is 49, proposed vehicle parking spaces the meet the requirements of UDC Article 7.4.6.D is 7. An Individual Parking Plan (IPP) is proposed. If approved provide the IPP Case number adjacent to the title block on all sheets. Also provide a general note stating the IPP case number, dated of approval, what was modified, and if applicable any conditions of approval. 2. 2-06.4.9.O - The minimum setback is the greater of ten (10) feet, or three-fourth (3/4) the height of the structure's wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 24'-0" the required perimeter yard setback to the west property line is 18'-0", proposed is 11'-0". 3. 2-06.4.9.O - he minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall (UDC 6.4.5.C.1.a). Based on a wall height of 18'-6" the required front street perimeter yard setback is 27'-9", proposed is 22'-0".
