Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 1. 2-06.4.9.B - Sheets 4 - 9 the square footage of the proposed lot is rounded to the hundreds whereas the lot square footages shown on the "LOT PERMITTING STATUS TABLE" are rounded to the tenths, clarify the difference. 2. 2-06.4.9.H.5 - Sheet 16 Buildings #21, #22 & #23 show the required 1' setback to the drive-through on the plan, see UDC Article 7.4.6.F.2.a.(2). 3. 2-06.4.9.H.5.a - Building 16 accessible parking detail sheet, 84 and Building 17, 27 & 28 accessible parking detail sheet 85 clearly demonstrate that the accessible vehicle parking spaces sign does not encroach into the 2'-6" vehicle overhang. 4. 2-06.4.9.H.5.a - Building 30 accessible parking detail sheet 85, clearly demonstrate that the accessible vehicle parking spaces sign does not encroach into the adjacent vehicle parking space. 5. 2-06.4.9.H.5.d - Sheet 17 Building #31 short term bicycle parking shows one (1) rack but "BUILDING 31" detail appears to show two (2) racks 6. 2-06.4.9.H.5.d - Sheet 18 southeast corner of Building #17 Keynote 25 calls for long term bicycle parking but there are none shown on the plan 7. 2-06.4.9.H.5.d - Sheet 80 Building 22 detail provide the 2.5' dimension between the rack and building, both directions. 8. 2-06.4.9.H.5.d - Sheet 80 Building 34 detail the "5'" dimension does not align with the short term space. 9. 2-06.4.9.H.5.d - Sheet 81 Building 39 detail provide the 2.5' dimension between the rack and building. 10. 2-06.4.9.Q - Sheet 11 Northeast corner of Building #1 there is a "WALL/FENCE/COLUMN" called out 11. 2-06.4.9.Q - Sheet 14 Building #13 shows "AREA = 6,137 (INCL. 1,500 SF TOTAL PATIO), there are two (2) patios shown, one (1) 300 SF and one (1) 1,500 SF for a total of 1,800 SF. Clarify which is correct. Also for consistency list the square footage for the building and patio as shown on sheet 12 for Building #5. 12. 2-06.4.9.R - Sheet 14 & 34 it appears that you are proposing a step into the building. 13. 2-06.4.9.R - On sheet 14 or on Building 13 accessible parking detail sheet 84 provide a sidewalk width dimension for the sidewalk shown along the northeast side of the proposed ramp. 14. 2-06.4.9.R - On sheet 16 or on Building 23 accessible parking detail sheet 85 provide a sidewalk width dimension between the accessible sign and the building. 15. 2-06.4.9.R - Sheet 16 provide a sidewalk width dimension for the sidewalks and crosswalks that run northwest off the southwest corner of Building #20. 16. 2-06.4.9.R - Sheet 17 area northwest of Building #26 fully dimension all sidewalks in this area as there are numerous changes. Also provide a width dimension from the sidewalk at the bottom of the proposed ramp. This dimension is from the end of the handrail extension west to the edge of sidewalk. 17. 2-06.4.9.R - On sheet 20 there is a "6'" sidewalk dimension shown just north of the southern accessible parking spaces that does not appear to be correct. 18. 2-06.4.9.R - On sheet 23 provide a sidewalk width dimension for the sidewalk north of Building #37. 19. 2-06.4.9.R - Sheet 28 Building #42 remove the ramps that provide access to the loading spaces as this presents an un-safe condition. 20. 2-06.4.9.R - Sheet 29 Building #43 remove the ramps that provide access to the loading spaces as this presents an un-safe condition. 21. Sheet 18 there is a keynote 27 shown near the southwest corner of the page but no keynote 27 shown under "KEYNOTES". 22. Sheet 27 there is a keynote 33 shown near the west end of lot #46 but no keynote 33 shown under "KEYNOTES". 23. Sheet 11 north match line information missing. It appears there are existingTEP facilities that are in conflict with the proposed development and may need to be relocated. Please make corrections and resubmit for approval. The conflicts. Building 9 is encroaching within an existing TEP easement. The building must be relocated outside the easement and must meet applicable NESC clearances form TEP lines. The development is also indicating that vegetation is proposed to be installed within TEP's existing 70' wide 138KV easement. No trees can be planted underneath the lines; furthermore, no trees that grow taller than 15' at maturity can be planted within the easement. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, electrical load, paving off-site improvements and irrigation plans, if available include a CD with the AutoCAD version of the plans.
