The lots that appear to be missing backwater valves are: 6, 11, 12, 20, 23, 24, 25, 26, 28, 29, 30, 32, 33, 34, 35, 36, 37, 38, 39, 40, 44, and 47. In addition lot 4 seems to have two different first floor elevations: 2431.95' on sheet 59 and 2432.52' on sheet 62. [Previous comment: The revised site utility drawings now show the rim elevations of the proposed and existing manholes along with the proposed first floor elevations. Provide a note on the plans requiring the installation of a backwater valve for those buildings that are less than 12" above the rim elevation of the next upstream manhole. It appears that 30 of the buildings will require a backwater valve. Reference: Section 715.1, IPC 2012, as amended by the City of Tucson.] |

08/17/2016 | AHINES2 | ENV SVCS | REVIEW | Reqs Change | The City of Tucson - Environmental Services Department (ES) has completed our review of Project No. DP16-0044, Irvington & I-19 Commercial Center / 2nd Submittal. This project consists of the development of 47 lots and associated buildings. Proposed uses of the buildings include retail, food service, lodging and medical. On April 27, 2016, ES provided six comments on the tentative plat package for the Irvington & I-19 Commercial Center. The six comments and our response include: -The double waste enclosure to the west of Building #36 should be changed to two single enclosures. This change has successfully been made on the site plan for Lot / Building #36. -The double enclosure to the west of Building #14 should be relocated closer to the Parking Area Access Lane. This change has successfully been made on the site plan for Lot / Building #14. -Demonstrate that the collection vehicle can access the waste enclosure at Building #13 while maintaining a 3 foot clear distance from the parking space. This demonstration has been successfully made. -Remove the note on Sheet 3 that states that some of the buildings will have internal waste bins that will be rolled out for collection. This note was not removed from Sheet 3. All refuse and recycling materials within the development shall be stored and collected in front load metal containers located within standard enclosures. -Designate which enclosures on the plans will be used for recycling. Trash containers are noted correctly on the plans with the letter "T" and recycling containers are noted correctly on the plans with the letter "R". -Add a note stating who is responsible for the management and maintenance of solid waste collection services and storage areas within the development. Based on a review of the 157 plan sheets in this development package, this note was not identified. This note should be added to the development package If not done already. In summary, the resubmittal of the Irvington & I-19 Commercial Center plans should incorporate the above comments. Please contact me if there are any questions concerning this review.
