COMMENTS: The Zoning review section conditionally approves the development package subject to the following;

28. Detail 14 sheet AS1.3.0 does not address the code references in comment 28. As your contractor and the City's Inspectors do not carry the Unified Development Code with them referencing "FIGURE 7.4.9-C BICYLE PARKIGN LAYOUTS" will not suffice. Provide a detail that addresses comment 28 of my prior review. Also the "4'-0" O.C." dimension shown on detail 14 is not correct. The 4'-0" should be clear, not on center.The provided detail does not meet or demonstrate the requirements of UDC Articles 7.4.9.B.1.d, .e, 7.4.9.B.2.a, .f, .g & .h. Review UDC Articles7 .4.9.B.1.d, .e, 7.4.9.B.2.a, .f, .g & .h. and UDC Figure 7.4.9-B. 2-06.4.9.H.5.d - Provide a detail for the required short term bicycle parking that demonstrates how the requirements of UDC Article 7.4.9.B & .C are met.

29. The dedication of right-of-way will need to be completed prior to issue of the certificate of occupancy for the proposed medical office. 2-06.4.9.I - Sheet C3.4 it appears that dedication of right-of-way is proposed along the north side of Allen Road. Provide documentation from COT Real Estate once the dedication is approved.
