This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). The UDC, AM & TSM can be viewed at www.tucsonaz.gov/pdsd. This link will take you directly to the section used for the standards review. The UDC & TSM requirements are in the Unified Development Code and can be viewed at the same web link as above Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 4, 2017. 1. This comment was not fully addressed. Provide grade slopes and a location dimension for the proposed wheel stops. 2-06.4.9.H.5.a - Provide a large scale detail of the accessible parking space showing all accessible requirements such as dimensions, markings, grade slopes, accessible parking aisle, signage, van accessible space and access to the accessible route. Per the 2012 IBC, Table 1106.1, the accessible vehicle parking space is required to be a van accessible parking space. Demonstrate on the detail that the accessible space meets the requirements of ICC A117.1, Section 502.2. 2. 2-06.4.9.H.5.a - The mounting height for the accessible sign is not correct. The sign should be 7'-0" from the bottom of the van accessible sign to grade. 3. 2-06.4.9.H.5.d - Remove all references to 'CLASS 1 & CLASS 2" bicycle parking from the plan as they are not applicable. These should be called out as short and long term bicycle parking. 4. 2-06.4.9.H.5.d - Detail 2, sheet 2 does not address the requirements of UDC Articles 7.4.9.B.1.e, 7.4.9.B.2.f, & .g. 5. 2-06.4.9.H.5.d - Detail 3, sheet 2 shows a bike locker with access from both ends. The proposed location shown on the plan would not allow for access to both ends. 6. 2-06.4.9.H.5.d - The provided long term bicycle parking does not appear to be correct. Based on Detail 2, sheet 2 each locker will hold two (2) bicycles and you have provided two (2) lockers for a total of four (4) long term bicycles space provided. 7. This comment was not fully addressed. Provide the square footage within the footprint of the building and the outdoor seating area. 2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). This includes the outdoor seating area. 8. This comment was not addressed. 2-06.4.9.R - Per IBC 1104.1 demonstrate on the plan that there is an accessible route to one of the right-of-ways that meets the requirements of IBC Chapter 11 and the ICC A117.1-2009. 9. This comment was not addressed.
