SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed 2nd submittal of Development Plan Package. The following items need to be addressed:
1) Per AM 2-06.4.8H and AM 2-06.4.9N2 and previous 1st submittal comment please show drainage gradients of streets on the site plan. Per a check against the originally approved drainage report, submitted electronically with this 2nd submittal, a 0.58% and 0.57% slope in front of lots 86 - 89 do not match Figure 4 of the developed conditions watershed in the drainage report. Please update the plan or the drainage report.
2) Per AM 2-06.4.8I and AM 2-06.4.9O and 1st submittal comment please show where locally regulated floodplain limits will be located based on developed conditions. Please also show where FEMA floodplain limits will be based on LOMR submittal. All of the existing and developed conditions FEMA and locally regulated floodplain line work should be reflected in the legend. The legend does not reflect the line work used to show the developed conditions floodplain based on the LOMR.
3) Please initiate process with City during review of LOMR, if required by FEMA, to set up any agreements that may be required based on CFR 44 Sec 65.2 and 65.10 maintenance requirements. This will be reviewed with the LOMR submittal.
