SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. A few additional comments have been made based on review of the geotechnical report. The following items need to be addressed:
1) The Geotechnical report that was provided for review for the first time with the 2nd submittal requires 5,000 psi concrete be used for concrete paving per section 4.7.2 of this report. Please update detail C on sheet 7. It is acknowledged that this detail only applies to a small stretch to be used by the trash collection servicer.
2) There is a typo in detail P on sheet 8 that refers to Juarez right-of-way. While this was not commented on during the first submittal, it should be corrected since corrections will need to be made to comply with the 5,000 psi concrete pavement requirement.
3) There is a section 4.8, corrosion potential, of the geotechnical report that indicates there is a low resistivity in the soils and that metal should be kept separated from the soil, especially in moist conditions. Please verify that the galvanization is sufficient to satisfy this separation requirement.
4) The Geotechnical report, section 4.7.1, design recommendations, has a section that mentions a pavement section for a right turn lane off of Drexel. Please provide information as to what plans set this right turn lane is being built under.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.
Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 15, 2015.

1. FOLLOW UP TO PREVIOUS COMMENT 4 - The accessible parking symbols for the two future pad parking spaces must be drawn on the site sheets.

2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

PREVIOUS COMMENT 04: Per the 2012 IBC table 1106.1, when providing between 151 and 200 parking spaces six accessible parking spaces are to be provided. Per the Calculations table on the cover sheet, a note has been added that the additional accessible parking spaces will be added upon future development of the site. The accessible parking spaces must be provided on this development and may be relocated upon the development of the future phase. Revise the plan to show six (6) accessible parking spaces will be provided.

2. FOLLOW UP TO PREVIOUS COMMENT 12 - In your response to previous comment 8 Rezoning condition 5, you stated that a subdivision plat was being processed through the City of Tucson. Include as reference on all plan sheets the subdivision case number S15-050.
