Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). Refer to the following link for further clarification: http://www.amlegal.com/nxt/gateway.dll/Arizona/tucson_az_udc/administrativemanual?f=templates$fn=default.htm$3.0$vid=amlegal:tucson_udc_az The following items need to be addressed: SITE PLAN: 1) AM Sec.2-06.3.10: Revise the development package and Legend to provide the symbols and descriptions used for the existing and proposed 100-year floodplain limits. 2) AM Sec.2-06.4.1: Revise the development package to provide the name, mailing and email address and phone number for the primary property owner of the site. 3) AM Sec.2-06.4.3: The relevant Development Package case number (DP15-0161) may be added to the lower right hand corner of the plan on all sheets. 4) AM Sec.2-06.4.8.C: Revise the development package to correctly label the existing right-of-way and property line. Per the Final Plat there was an additional 15-foot right-of-way that was dedicated for this property however the proposed grading plan sheet does not accurately reflect the new property lines. Revise and provide a correct reference to the right-of-way, property lines and Common Area "D" in plan view. 5) AM Sec.2-06.4.9.M: Revise the development package to label the existing and/or proposed wall openings at the upstream and downstream end of the project site. Verify the number of openings along with size and spot elevations to ensure proper drainage. 6) AM Sec.2-06.4.9.M: Revise the development package to provide a profile section of Lulu Court with the section going north to south to ensure the vertical curve, sewer and water line layout along with proposed cover and asphalt thickness. 7) AM Sec.2-06.4.9.T: Revise the development package and refuse detail 5/3 to provide specific details for construction purposes. The details must match TSM Sec.8-01, Figure 2 and Figure 3a for the required double enclosure walls with gates, concrete thickness and compressive strength, concrete approach apron dimensions, space from wall to bollards, anchoring bolts, 14'x40' clear approach for each container, etc. Provide specific details on the development plan package for construction purposes. GENERAL COMMENTS: Please provide a revised Development Package that addresses the comments provided above.
