03/10/2017 STEVE SHIELDS ZONING REVIEW Reqs Change CDRC TRANSMITTAL

TO: Development Services Department
Plans Coordination Office

FROM: Steve Shields
Lead Planner

PROJECT: Theater and Anchor 3 - Tucson Marketplace Phase 4
Development Package (Revision 2)
DP15-0138

TRANSMITTAL DATE: March 10, 2017

The Zoning Review Section conditionally approves the development package for this project subject to the following comment. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development package to verify that those changes do not affect any zoning requirements.

1. 2-06.4.9.H.5.a - Based on the last approved development package it appears that the revised numbers on sheet 2 are not correct. 284 + 11 = 295 not 302 and 2910 + 11 = 2921. Clarify the difference.

If you have any questions about this transmittal, please Steve Shields, (520) 837-4956 or Steve.Shields@tucsonaz.gov
03/10/2017 ANDREW CONNOR LANDSCAPE REVIEW Reqs Change 1. Canopy Trees in Vehicular Use Areas
a. General Standards
Within a vehicular use area, one canopy tree is required for each four motor vehicle parking spaces or fraction thereof.
(1) The canopy trees must be evenly distributed throughout the vehicular use area. Every parking space must be located within 40 feet of the trunk of a canopy tree (as measured from the center of the tree trunk).
Verify how the canopy tree requirement is met for the additional parking.
03/10/2017 PAUL BAUGHMAN ENGINEERING REVIEW Approved The reduction in retention volume to provide for the added parking is very small and per second paragraph of page 98 of the PAD the PDSD may waive some of the retention at its descretion. Descretion has been used in this case.
