The following items need to be addressed: 1) Per TSM 7-01.4.3E and previous comment number 2 please show how all 10 year drainage, including roof drainage for the new building addition is conveyed under the pedestrian way/sidewalk. Per AM 2-06.4.8F existing and proposed roof drainage downspouts are now shown via notes 1 and 2. Please callout note 3 (New Sidewalk Scupper) at the downstream side (under sidewalk) of where the new and existing gutter and downspouts are now called out. 2) Per TSM 8-01.8.0A and previous comment number 3 please correct the typos in the Waste stream calculation. The 2nd and third lines of the waste stream calculation show 0.011 tons per week instead of 0.11 tons per week. 3) Per TSM 4-01.2.1A6 and previous comment numbers 4 and 14 please show pavement sloping towards recessed planting areas. While there are flow arrows shown, there still needs to be a curb cut call out and the linework for the curb needs to be called out at the north landscape are to show how it is being protected from cars backing into it. 4) Per AM 2-06.4.8G and previous comment number 9 please indicate whether the existing wall visible in google street view will be removed or retained. The most recent plan is showing a masonry wall (keynote 14) where Google Street view shows a wrought iron fence. The linework for this masonry wall is not shown extending along the north side of the lot where the wall is visible in Google Street view. 5) Per AM 2-06.4.9H5d and previous comment number 11 please show all bicycle parking facilities fully dimensioned per UDC Section 7.4.9C2. 6) Per UDC Section 7.4.6H1 and previous comment number 14 please show barrier such as curbing to stop cars from damaging the wall or landscaping on the north side when they utilize the back up spur. This plan has been reviewed for compliance with the Development Package Standards listed in section 2-06 of the City of Tucson Administrative Manual. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is September 15, 2015. 1. This comment was not addressed.2-06.4.9.F - Label the existing zoning classification adjacent to the subject parcel including across the Speedway Boulevard right of way. 2. This comment was not fully addressed. Dimension the radius of the proposed back-up spur. Also clarify what the small circles are that are shown within the curb and back-up spur. If you are proposing bollards within the curb than the adjacent vehicle parking spaces are required ot be 10'-0" wide, see UDC article 7.4.6.D.2.b. COMMENT: Review UDC section 7.4.6.F.4 for design criteria for a back-up spur. Revise the back-up spur as required. 3. COMMENT: Provide a PAAL width dimension for the PAAL located between the northern most vehicle parking spaces. 4. This comment was not fully addressed. Clearly show that the accessible vehicle parking space meets the requirements of ICC A117.1-2009. Provide a detail for the required van accessible sign. Show the sign location on the plan. Ensure that the sign does not encroach into any required pedestrian circulation. 2-06.4.9.H.5.a - Label the length and width of the parking spaces and label as typical or add a dimensioned typical detail drawing for the standard parking spaces. Label the length and width of the H.C. which must be a van Accessible space or add a dimensioned typical detail drawing of the Handicapped space. Include a in the detail drawing a Van Accessible Parking sign. 5. This comment was not addressed. Per UDC Article 7.4.9.C.2.b the short term bicycle racks must be located out of the building. Also demonstrate how the requirements of UDC Articles 7.4.9.B.1.d, .e, .g, 7.4.9.B.2.a, .f. & .g are met for the short term bicycle parking. Provide a detail that demonstrates how the requirements of UDC Article 7.4.9.D are met for the long term bicycle parking. 2-06.4.9.H.5.d - Draw, label and dimension the locations of the short and long term bicycle parking facilities 6. This comment was not addressed. 2-06.4.9.Q - Label the height of the existing and proposed within the building footprint of each building. 7. This comment was not addressed. 2-06.4.9.R - Label the width of the pedestrian circulation path including the path in front of the adjacent to the buildings. The cross and running slopes shall be labeled on all sidewalks. 8. It appears that some type of ramps will be needed at the areas adjacent to the roll up doors. 2-06.4.9.R - All sidewalks adjacent to vehicular use areas must be physically separated by either a constructing a raised sidewalk, wheel stops, etc. except for the pedestrian pathway in front of the building bay doors. The sidewalks shall be constructed of Portland cement or similar materials in hardness, durability etc. Label the material for the sidewalks and note if the sidewalks are raised or flush. If the sidewalks are raised, ramps will be required at any transition to a flush sidewalk or crosswalk etc. Ramps shall be designed to comply with the current ANSII standards. Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. UNIFIED DEVELOPMENT CODE ARTICLE 7: DEVELOPMENT STANDARDS The following comments were not addressed from previous review. Within a vehicular use area, one canopy tree is required for each four motor vehicle parking spaces or fraction thereof. The canopy trees must be evenly distributed throughout the vehicular use area. Every parking space must be located within 40 feet of the trunk of a canopy tree (as measured from the center of the tree trunk). Additional trees are needed for parking area to the north. Inorganic Ground Cover Except as otherwise provided by this section, the area between the right-of-way line and sidewalk and the area between the sidewalk and the curb, if not covered with vegetation, must be covered with an appropriate inorganic ground cover, such as decomposed granite Ensure that all Zoning and Engineering comments and concerns are addressed.
