This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 2-06.4.8.A - Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system. 1. COMMENT: Per my email dated 05/15/2015 a lot combination is required for parcels owned Mesquite Valley Growers except for the two (2) northern parcels owned by La F Fave Investments LLC. Parcels 133-09-064A, 133-09-0170, 133-09-018B, 133-09-018C & 133-09-5580 will need to be combined prior to approval of this development package. The building permit number, T14CM07388, you reference in your comments response letter has been voided. That said once a valid building permit has been started Zoning is willing to conditionally approve the development package with a hold put on a building Certificate of Occupancy for a valid permit number. 2-06.4.8.B - All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided. 2. COMMENT: All easements listed to be released on sheet 3 will need to be released prior to approval of this development package. Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). It has been determined that a hold can be placed on the building plan application until the recordation information is provided for this project; however there is not a building plan application currently open for this project. The application, T14CM07388, is within VOD status and was for a Site Plan review and not a building plan review. Provide a building plan application so that this hold can be placed on the permit for the recordation information. 13) Restated: AM Sec.2-06.4.9.J: Revise the development plan package to label and dimension the future sidewalk area. Label and dimension the MS&R future sidewalk area and the future sight visibility triangles based on the future MS&R cross section. This has not been addressed. Per the MS&R future right-of-way the future sidewalk location should be 9-feet from the property line. It is acknowledged that the existing right-of-way is at the future right-of-way width; however the existing curbing and sidewalk are not, revise the plan set to show the future curb and sidewalk location based of the MS&R cross section. GENERAL COMMENTS: Please provide a revised Development Plan Package that addresses the comment provided above. For expedite purposes the development plan package can be reviewed over the counter (PDSD Engineering Division comment only) for stamp approval once all items have been addressed.
