2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

1) COMMENT: Provide a PAAL width dimension form the proposed loading space, shown east of Building 5, to the curbing to the east.

2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

2) COMMENT: Sheet 2 Building 5 height shows 30', Future Right of Way detail show a 24' street perimeter setback. With the shown 24' proposed setback the maximum building height would be 24'.

2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual.

3) COMMENT: Provide sidewalk width dimensions for the two (2) sidewalks that connect to the Broadway Blvd right-of-way sidewalk shown south of Building 5

Engineering Division does not recommend approval of the Development Plan Package at this time. The following items need to be addressed:

SITE PLAN:

1) AM Sec.2-06.4.9.H.5.a: Revise the development plan package to provide a PAAL dimension from the new loading zone at the southeast corner of Building #5 to the curbing to the east.

2) AM Sec.2-06.4.9.N.3: Revise the development plan package to provide the minimum 4-foot wide dimension for the 2 sidewalks proposed from Building #5 to the right-of-way of Broadway Blvd.

GENERAL COMMENTS:

Please provide a revised Development Plan Package that addresses the comment provided above. For expedite purposes the development plan package can be reviewed over the counter (PDSD Engineering Division comment only) for stamp approval once all items have been addressed.
