This plan has been reviewed for compliance with the Development Package Standards listed in section 2-06 of the City of Tucson Administrative Manual. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC). The review comments include the actual standard first with the applicable Administrative Manual section number and the following paragraph is the actual comment related to the specific item that must be addressed. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is August 18, 2015. 2-06.3.12 - An index of sheets in the development package shall be provided on the first sheet. 01. COMMENT: The index on the cover sheet must be corrected to reflect that actual number of sheets in the package. The pagination in the title block must also be corrected to reflect the actual number of sheets in the package. 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx). 02. COMMENT: See related comment 1. 2-06.4.9.H.5.c - Show all loading zones, vehicle maneuverability fully dimensioned, and access route. Provide as a note the number of loading spaces required, the number provided, whether the loading space is a Type A or B as provided in UDC Section 7.5.4. 03. COMMENT: Demonstrate maneuverability into and out of the loading dock area. 2-06.4.9.M.1 - A conceptual grading plan is required on projects with significant topographic conditions. The PDSD Engineering Administrator or designee will determine the need for such a plan. 04. COMMENT: The grading plan has been reviewed concurrently with the DP site plan by zoning. Once the DP site plan is approved the grading plan is also approved. However any changes that are necessary to the site plan sheets must also be made to the grading plan and landscape sheets. Zoning will review the DP site, grading and landscape sheets for consistency on the next review. 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Indicate if there are any existing billboards on site. Compliance to the Sign Code, Chapter 3 of the Tucson Code, is required. 05. COMMENT: If applicable indicate the location of any proposed freestanding monument signs for this development. 2-06.4.9.X - Show compliance with landscaping and screening requirements by locations, material descriptions, and dimensions. Specific plant or hardscape material shall be detailed on a landscape plan. A detailed landscape plan is required. In accordance with Section 2-11.0.0, Landscape Plan Requirements. 06. I talked with Jeff this morning about it and told him I would take a look. This is DP14-0140. Jeff, I took a quick look at the plans. I apologize for missing the compactor. You will need to address some items on the revised plans: 1. Like Engineering mentions, show the truck accessibility route to the compactor. You show it for the loading space, however the compactor service truck is not allowed to back that far, only 80 ft. It will need to be able to turn around near the compactor and back in. Show the truck route per the templates in TSM Section 8. 2. Per TSM Section 8.01.5.2.I, the compactor units need to be screened from the adjacent properties, and allow space for the recycling container(s). Your plans say to see the Architect’s plans for the details. Please include the architect’s enclosure plans with the resubmittal. The enclosure needs to have a gate at the entrance as well. The details should also show the concrete thickness, reinforcement, etc. and similar construction components as the Figures in TSM Section 8. The enclosures must also meet Condition VI.e and have walls 8 ft. tall. 3. In the compactor detail, demonstrate the compactor’s enclosure meets the minimum clearances as described in TSM 8.01-5.2.J. 4. If the compactor enclosure is not sufficient to house the recycling container, show where the recycling container will be located. If separate from the compactor, it will require its own enclosure per the Figures in TSM Section 8. Revise General Note 25 to state refuse service will be provided by roll off compactor and recycling service will be by metal container, if that is the case, and state where the recycling container will be located. 5. The compactor and roll off need minimum 25 ft. clearance. Does the proposed Marshall’s building have any overhangs with would encroach into this vertical clearance?
