| 11/22/2013 | ELIZABETH EBERBACH | ENGINEERING | REVIEW | Denied | DATE: November 22, 2013 TO: Peter Livingston, P.E. SUBJECT: 10908 E Placita Marimba Grading Plan Review LOCATION: RANCHO CANCION WEST lot 122 REVIEWER: Elizabeth Leibold P.E. ACTIVITY NUMBER: DP13-0211, T13CM06442 Summary: Engineering Division has reviewed the submitted development package including a copy of the grading plan, with building permit T13CM06442. Engineering does not recommend approval of either permit until the following comments are addressed. GRADING PERMIT COMMENTS: 1) Admin Manual Sec.2-06.4.8: Show and label all data within lot boundary per Final Plat on planviews. The 30-ft Erosion Hazard Setback and other data must be clearly drawn with dimensions / bearings if shown on Final Plat. Include dimension from Erosion Hazard Setback to proposed rear wall at shortest distance. See printout from final plat in package or see link for Final Plat at: http://tdotmaps.transview.org/mandr/MP/MPSelect.cfm?bkpg=52034 or http://tdotmaps.transview.org/MandR/MP/MPList.cfm?Plan=MP-52-034&Done=True 2) Tech Manual Sec.2-01.4.1.C.3: Adjust grading limits to assure grading limits include all disturbance areas such as grading disturbance area, staging area, and stormwater control area. Any disturbance areas that are found during inspections to exceed approved grading limits can cause delays for revisions to plans or stop-work-order. 3) Tech Manual Sec.2-01.4.1.C.5: Final Plat indicates that grades were changed at some point prior to last plat and the contour data on grading plans submitted is noted as Pima County mapping. The topography shown on GIS Map indicates that approximately 10-ft of cut is occurring at rear of lot yet grading design does not account for this proposed cut. Assure grading design incorporates existing conditions and design for all cut/fill needed for this development. Supply copy of Pima County mapping used for design reference. 4) Tech Manual Sec.2-01.4.1.C.4: Provide interceptor swale at top of any proposed cut slope. 5) Address the following comments regarding the notes: i) Update Note 9 to reflect current grading standard reference; replace "Development Standard 11-01.0" with "Technical Standards Manual 2-01.0" ii) Add Final Plat general Note 9 to grading plan. iii) Submit detail referenced in note 5. Verify correct reference to detail. I can be reached at 837-4934 if you have questions. | 11/22/2013 | ANDREW CONNOR | NPPO | REVIEW | Reqs Change | Note: Rancho Cancion project, needs grading plan approval prior to approval of the building permit. New development that occurs on parcels or proposed subdivisions that include property designated as HDZ shall be reviewed for compliance with these standards in accordance with Section UDC 5.2. HILLSIDE DEVELOPMENT ZONE (HDZ) Add the following notes to site plan: Vegetation Retention and Revegetation a. Vegetation Retention (1) Existing viable and transplantable trees with four inch or greater trunk diameter and cacti shall be preserved in their original locations, except for building sites and access and utilities serving building sites. (2) When retention of the above trees and cacti in their original locations is not possible due to building site location, the trees and cacti shall be salvaged and replanted in areas requiring revegetation, whenever possible. b. Revegetation All cut or fillslopes that are no steeper than three horizontal to one vertical and all utility trenches or septic leaching fields that are not located in parking or driveway areas shall be revegetated in compliance with the following standards: (1) All plants used in revegetation shall be the same as the native vegetation on the site prior to grading or clearing or any adjacentsite; and, (2) Revegetation shall be accomplished with the following minimum standards for plants: (a) Desert trees, a minimum of 15-gallon size with a minimum trunk diameter of two inches measured at the soil level, or large specimen cactus shall be placed at the same vegetation density found on the site prior to any clearing, grubbing, or grading; and, (b) Seeds for trees, desert shrubs, and grasses shall be planted with a density adequate to control erosion and may use one of the following methods of planting: Raked into the soil with appropriate mulch materials; hydroseeding; anchored mulches; or established on jute, rolled straw, or similar material. Another method may be approved by PDSD. (3) A temporary watering system shall be installed until the revegetation materials are established. 3. Slope Stabilization All slopes steeper than a ratio of three horizontal to one vertical, with the exception of retaining walls, shall be stabilized with properly engineered stone riprapping or sculptured rock as follows: a. Stone rip-rapping shall be hand-placed on the slope; b. The stabilizing material used shall blend with the natural appearance of the site or lot and the surrounding terrain; and, c. Vegetation retention and revegetation should be used in conjunction with riprapping. Ensure that all Engineering comments and concerns are addressed |
