This site was reviewed for full code compliance for the entire site. The following comments are based on the requirements of Administrative Manual (AM) 2-06.0. 2. A.M. 2-06.4.2.B Provide a brief legal description within the title block. 3. A.M. 2-06.4.3 Provide the following relevant case numbers on the plan adjacent to the title block on all sheets, DP13-0104 and C9-12-14. 4. A.M. 2-06.4.7.A.3 Revise General Note1 to include "PROPOSED ZONING IS C-2". 5. A.M. 2-06.4.7.A.4 General Note 2 should list the proposed use as "AUTOMOTIVE; MINOR SERVICE AND REPAIR - AUTOMOTIVE WASHING - SELF SERVICE SUBJECT TO USE SPECIFIC STANDARDS 4.9.13.E." 6. A.M. 2-06.4.8.C The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. 7. A.M. 2-06.4.9.E There is a heavy line shown south of the proposed development. It appears that a lot split is proposed. Clarify what this line is. If a new lot is proposed a minor subdivision will be required. 8. A.M. 2-06.4.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. That said provide the zoning for the parcels on the north side of Irvington and west side of Midvale Park. 9. A.M. 2-06.4.9.H There appears to be access provided to the undeveloped area to the south Per UDC Section 7.4.6.H.1 Barriers, such as post barricades or wheel stop curbing, are required in a vehicular use area to prevent vehicles from extending beyond the property lines, to prevent cars from damaging adjacent landscaping, walls, or buildings, overhanging adjacent sidewalk areas, and/or driving onto unimproved portions of the site. Show the required barrier on the plan. 10. A.M. 2-06.4.9.H Per UDC Section 7.4.6.E.2 The minimum height clearance along access lanes and PAALs is 15 feet. That said provide the clearance dimension for the proposed "CANOPY" shown on the plan. 11. A.M. 2-06.4.9.H.a The provided vehicle parking space calculation is not correct. Per UDC Table 7.4.4-1 COMMERCIAL SERVICES USE GROUP, Automotive Washing Self-Service zero (0) vehicle parking spaces required. Revise the vehicle parking space calculation. Also per Rezoning Condition 21 "THERE SHALL BE NO MORE THAN 2 VEHICLE-PARKING SPACES FRO THE PORPOSED USE". 12. A.M. 2-06.4.9.H.a Per the Preliminary Development Plan (Revised) dated 11-26-12 the four (4) vehicle parking spaces shown in the northwest corner where depicted as "VACUUM BAYS". Clarify what these spaces are for. Per Rezoning Condition 21 "THERE SHALL BE NO MORE THAN 2 VEHICLE-PARKING SPACES FRO THE PORPOSED USE". 13. A.M. 2-06.4.9.O Provide the street perimeter yard setback dimension from the proposed "VACUUM EQUIP BLDG" to the back of future curb along Midvale Park. 14. A.M. 2-06.4.9.Q Provide the height of the proposed canopy within the footprint on the plan. 15. A.M. 2-06.4.9.R Provide a width dimension for all proposed sidewalks shown on the plan. 16. A.M. 2-06.4.9.R Per TSM 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located and TSM 7-01.4.3.A All sidewalks must be a minimum of four (4) feet wide and installed to avoid any obstruction which decreases the minimum width to less than four (4) feet. That said demonstrate on the plan how these requirements are met for the east and west side of the main building. 17. A.M. 2-06.4.9.U The requirements of Rezoning Condition 15 have not been fully met. Provide four-sided elevations for all structures, canopies and vacuum buildings, with the next submittal. 18. A.M. 2-06.4.9.U Rezoning Condition 16 requires cross access with the residual portion of the parcel to the south. If the residual portion of the parcel to the south is to be split off and used as an individual parcel, see comment 7, a recorded cross access agreement will be required. 19. A.M. 2-06.4.9.U It does not appear that the requirements of Rezoning Condition 21 are met.
