Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. The landscape plan will contain the following identification in the lower right corner of each sheet: Development Review Board (DRB) case; and/or, Any other relevant case number for reviews or modifications that affect the site. Including DDO date of approval and any conditions imposed. ARTICLE 7: DEVELOPMENT STANDARDS LANDSCAPING AND SCREENING Street Landscape Borders To enhance the visual appearance of the streetscape, a street landscape border is required in accordance with Table 7.6.4-1 along the street frontage of a site. Minimum Width: Street landscape borders must be a minimum of ten feet wide as measured from the street property line. Fifty percent or more of the area of the street landscape border must be covered with shrubs or vegetative ground cover. An approved development plan or an approved grading permit is not to be used for construction of on-site utilities (e.g. water service to buildings, building sewers, site lighting, or electrical service to buildings). The site utility plan shall indicate the locations of future site utilities but all construction notes for the on-site utilities shall be removed from the drawing. The construction of the on-site utilities serving multiple buildings shall be done with a separate permit. 2. Based on the sewer flow calculation on sheet C-3, units 1 - 5 will have a combined sewer flow of 3,000 gallons per day and will require review by PDEQ for a private sewer collection system (there is insufficient data on the plans to verify the daily sewer flow). A separate permit is required for the installation of a private sewer collection system that has been reviewed by PDEQ. Reference: Title 18, R18-9-E302, 4.02 General Permit, Arizona Administrative Code. 3. The water supply analysis on sheet C-3 is incorrect. The 2012 IPC does not have a Section 610.2 or a Section 610.12 and Appendix A is the "Plumbing Permit Fee Schedule". you appear to be using the 2012 edition of the UPC. Based upon the 2012 UPC (which can be used with an appeal to the building official), the water meters are undersized, the ¾" water service piping is undersized for a flow of 18 GPM, and the calculated water velocities are incorrect. Note that unless the pipe is galvanized carbon steel, a velocity exceeding 8 feet per second is not allowed. This will be addressed when the drawings are submitted for constructing the buildings and the on-site utilities. 4. Revise the drawing to provide the location and size of the public sanitary sewer, including the pipe diameter and the invert and rim elevations of all manholes; along with the Pima County Regional Wastewater Reclamation Department (RWRD) reference number. |
