DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Unified Development Code (UDC), Administrative Manual (AM) & Technical Standards Manual (TSM) were addressed.

1. This site was reviewed for full code compliance for the entire site. The site includes parcels -07-152A, 112-07-150D & 112-07-1510.

2. Remove all references to the Land Use Code (LUC) and Development Standards (D.S.) from the plan and provide the applicable UDC sections.

3. See the attached determination letter in regards to Group Dwellings.

The following comments are based on the requirements of Administrative Manual (AM) 2-06.0.
Development package review comments;

4. A.M. 2-06.3.3 All lettering and text (upper or lower case), and numbering, shall be a minimum of 3/32 inches in height to assure the plan will be legible during review and when digitized and/or reduced for archiving. That said there are numerous dimension strings that are unreadable. Also under "ZONING CODE CHECK" there are text strings over text strings that are not readable.

5. A.M. 2-06.3.6 Provide the new "DEVELOPMENT PACKAGE" approval stamp on all development package sheets. This stamp can be found in "jpg, dwg, pdf" format at http://cms3.tucsonaz.gov/pdsd/cdrc-rezoning/cdrd-stamp.

6. A.M. 2-06.4.2 The title block shall include the following information and be provided on each sheet:
a. A.M. 2-06.4.2.B A brief legal description
b. A.M. 2-06.4.2.E The page number and the total number of pages in the package (i.e xx of xx).

7. A.M. 2-06.4.2.D Zoning acknowledges that A.M. 2-06.4.2.D states that an administrative street address is to be provided in the title block. After discussion with Pima County Addressing the administrative street address is to be provided adjacent to the title block. That said provide an administrative address adjacent to the title block.

8. A.M. 2-06.4.3 Provide the development package number, DP13-0080, adjacent to the title block on all sheets.

9. A.M. 2-06.4.4 The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information:
a. A.M. 2-06.4.4 Section, township, and range; section corners; and the scale will be labeled.

10. A.M. 2-06.4.7.A.1 As this site is made up of three (3) parcels, 112-07-152A, 112-07-150D & 112-07-1510, and will operate as a single site, provide the gross area of the site by square footage and acreage as a general note on the plan.

11. A.M. 2-06.4.7.A.4 The proposed use listed under "ZONING AND LAND USE" should be listed as "MULTIFAMILY DEVELOPMENT SUBJECT TO USE SPECIFIC STANDARDS 4.9.7.B.6, .9, & .10

12. A.M. 2-06.4.7.A.5 List the total number of units for the entire site, see note 1 above.

13. A.M. 2-06.4.7.A.8 Provide a density calculation on the plan for the entire site, see note 1 above.

14. A.M. 2-06.4.7.A.8.a Provide a lot coverage calculation for the entire site, see note 1 above.

15. A.M. 2-06.4.8.A Provide site boundary perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system.

16. A.M. 2-06.4.8.C The following information regarding existing private or public right-of-way
17. adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. Provide this information for both Water & Spring Street

18. A.M. 2-06.4.9.A this site is made up of three (3) parcels, 112-07-152A, 112-07-150D & 112-07-1510, a lot combination is required. Provide a copy of the approved Pima County Combination Request form with you next submittal.

19. A.M. 2-06.4.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined.

20. A.M. 2-06.4.9.H.5.2 Show the required sight visibility triangles (SVTs) on the plan.

21. A.M. 2-06.4.9.H.4 Indicate if existing streets are public or private; provide street names, widths, curbs, sidewalks, and utility locations, all fully dimensioned.

28. A.M. 2-06.4.9.H.5.d It appears that the location of the proposed Short-Term bicycle parking, called out under Keynote 35, encroaches into the vehicle overhang for the parking to the east.

29. A.M. 2-06.4.9.H.5.d Per UDC Section 7.4.9.B.2.f show the required 2'x6' parking space on detail 2 sheet C-2.

30. A.M. 2-06.4.9.H.5.d Per UDC Section 7.4.9.B.2.g A bicycle rack must be a minimum of two and one half feet from a wall or other obstruction. Show the 2'-6" dimension from the rack to the walls shown on detail 2 sheet C-2.

31. A.M. 2-06.4.9.H.5.d Show the location of the Long-Term bicycle parking on the plan.

32. A.M. 2-06.4.9.O Provide building elevations so that required perimeter yard setbacks can be verified.

33. A.M. 2-06.4.9.Q Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).

34. A.M. 2-06.4.9.R Clarify where the sidewalk goes that is shown running west along the front of Unit C. It appears to run into the adjacent property. If a connection to the property to the west is proposed a recorded cross access agreement is required.

35. A.M. 2-06.4.9.R There is a sidewalk shown running along the east side of Unit C. Sheet C-2, Keynote 17, shows a site wall running through the proposed sidewalk.

36. A.M. 2-06.4.9.R Provide width dimensions for all sidewalks shown on site, see note 1 above.

37. A.M. 2-06.4.9.V If applicable show gang mailboxes indicating location to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping.
