Development Package (1st Review) DP13-0006 TRANSMITTAL DATE: January 30, 2013 DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is January 23, 2014. 2. This review is full code for the areas of change only, i.e. new proposed lot lines, no floor area expansion proposed. The following comments are based on the COT Land Use Code and Development Standards: 1. D.S. 2-01.3.3 Provide the development package number, DP13-0006 adjacent to the title block on each sheet. 2. D.S. 2-01.3.3 Provide any relevant case numbers, MDR, adjacent to the title block on each sheet. 3. D.S. 2-01.3.7.A.4 Revise "GENERAL NOTE 4" to include the subject to section "3.5.4.8.B" for the medical services outpatient use. 4. D.S. 2-01.3.7.A.7 Provide the annexation number "C9-83-34" adjacent to the title block on each sheet. 5. D.S. 2-01.3.7.A.8 Provide the subdivision plat number S13-002 adjacent to the title block on each sheet. 6. D.S. 2-01.3.7.A.9.a As a general note provide the floor area for each building. 7. D.S. 2-01.3.9.H.5.a The gross floor area (GFA) listed for lots 1, 3 & 4 in the vehicle parking space calculation, sheet 1, do not match the GFA listed within the building footprint on sheet 2. 8. D.S. 2-01.3.9.H.5.c The loading space calculation shows four (4) provided but there are only two shown on the plan. 9. D.S. 2-01.3.9.O Based on the most recent aerial photos and the last approved building and site plans there is a canopy that runs connects the buildings shown on lots 1 & 4. Cleary show the canopy on the plan. For zoning requirements no perimeter yard is required between lots 1 & 4 but building/fire code may require a setback. Contact COT structural and fire review for the building code setback. 10. D.S. 2-01.3.9.O There are numerous other canopies not shown on the plan. Cleary show all canopies on the plan as they my have an effect on building/fire code requirements. 11. Zoning acknowledges that cross access & cross parking is to be provided per recorded covenants, conditions and restrictions (CC&Rs). That said provide a copy of the recorded CC&Rs and provide the recordation information on the plan.
