DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The Zoning Review Section conditionally approves the development package for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

2. D.S. 2-01.3.9.L The access easement for the proposed bus shelter will need to be recorded prior to approval of the development package. Once recorded provide the recordation information on the plan.

3. D.S. 2-01.3.9.O Zoning acknowledges that the proposed building meets the minimum required street perimeter yard setbacks but under General Note 19 the required west perimeter yard is not listed correctly. Per LUC Section 3.2.6.5.B this perimeter yard is based on an average daily traffic (ADT) of 1,000 or greater and building height of 22', required perimeter yard setback to 1st Avenue is 22' measured from the back of future curb. General Note 19 show the west perimeter yard as "(MEASURED FROM THE EDGE OF NEAREST TRAVEL LANE).

4. Once the above comments have been addressed Zoning is willing to provide an over-the-counter review. Please call or email to schedule and appointment for this review.

5' high masonry walls are required to screen parking lots from office and residential uses. Fencing may be used where preservation of existing vegetation is required per the NPPP, but large interspace areas should have a wall.
