The following comments are based on Development Standard 2-01.0: 1. D.S. 2-01.3.3 Provide the development package number, DP12-0239 adjacent to the title block on all sheets. 2. D.S. 2-01.3.7.A.6.b Provide a general notes stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA SEC. 2.8.3, MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE". 3. D.S. 2-01.3.9.F All existing zoning classifications on and adjacent to the project including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. That said provide the zoning classification for the parcels located west of 1st Avenue. 4. D.S. 2-01.3.9.H.5.d The Long-term bicycle parking calculation is not correct. Based on a building gross floor area of 19,750 sq. ft./6000 the required number is 3. 5. D.S. 2-01.3.9.H.5.d It does not appear that the proposed Short-term bicycle parking location meets the requirements of LUC Section 3.3.9.3.B.1 & .3. 6. D.S. 2-01.3.9.J If street dedication is not required or proposed and the project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for those streets. (Add the MS&R future sidewalk, right-of -way lines, sight visibility triangles, etc.). That said show the future curb and sidewalk on sheet 2. 7. D.S. 2-01.3.9.L There is a concrete pad for a bus shelter called out under keynote 23. It appears that this bus shelter will be partially on private property, a access easement is required for the bus shelter. 8. D.S. 2-01.3.9.O The street perimeter yard setbacks, north and west, shown on sheet 1 under general note 19, and shown on sheet 2, are not correct. As 1st Avenue is shown on the COT Major Street and Routes map the required street perimeter yard setback is based on LUC Section 3.2.6.5.B for both 1st Avenue and Smoot Drive. The street perimeter yard setback for 1st Avenue is based on an average daily traffic (ADT) of 1,000 or greater and building height of 22', required perimeter yard setback to 1st Avenue is 22' measured from the back of future curb. Provide a perimeter yard setback dimension from the back of future curb, see comment 6, to the proposed building. The street perimeter yard setback for Smoot Drive is based on an average daily traffic (ADT) of over 140 but less than 1,000 and building height of 22', required perimeter yard setback to Smoot Drive is 22' measured from the outside edge of the nearest adjacent travel lane. Provide a perimeter yard setback dimension from the nearest adjacent travel lane to the proposed building. A minimum cover of 12" is required over the building sewer. 4. The site plan shows an un-metered 2" water service to the south side of the building. Please clarify. |
