It appears that landscape borders are not 10' wide along Campbell Ave. 2. Storm water detention/retention basins not integrated with paved vehicular use areas shall be landscaped to enhance the natural configuration of the basin. Plants located in the bottom one-third (1/3) of the detention/retention basin must be adaptable to periods of submersion. Design criteria are set forth in Development Standard 10-01.0. 3. Fifty (50) percent or more of the area of the street landscape border must be covered with shrubs or vegetative ground cover. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g. 4. Depending on use of the proposed development required screening of (30) inches must be provided along street frontages for specific uses per LUC 3.7.2-I. 5. Provide both the proper and common name of each type of plant material to remain onsite DS 2-07. 6. Show on landscape plan the ultimate locations of transplanted plants indicated on the NPP plan LUC 3.8.2.1 7. Ensure that all Zoning and Engineering comments and concerns are addressed. 8. Campbell Temporary Use Permit (TUP) T12TUP0021 Construction & Heavy Equipment Wholesale TRANSMITTAL: February 11, 2013 COMMENTS: This project is review per Development Standards Number 2-01 for a Development Package. Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. This site is located in the P-I (Park Industrial Zone). See Land Use Code Section 2.7.1 for purpose (LUC Section 2.7.1.1) and permitted uses (LUC Section 2.7.1.2). The proposed use cannot be permitted in this zone. A Temporary Use Permit (TUP) has been granted for the use identified on the TUP, while the developers pursue a rezoning for this site. Identify the plan as a Temporary Use Permit Site Plan. State the use as Outdoor Storage/Setup Repairs of mining equipment on the site plan. State all the conditions required for the TUP on the site plan. Condition six requires that the "TUP is contingent on applicant pursuing rezoning of the site from P-I to I-1." State on the site plan, that the developer shall apply for rezoning of this site within the time limits (expiration date) of this TUP. |
