10/30/2012 JOE LINVILLE LANDSCAPE REVIEW Denied Trees planted along the southern boundary cannot be planted within the 18' length allocated for the parking spaces, except when trees are located at the edge and between vehicle spaces, such as the common corner
of four (4) perpendicular spaces that face each other.
DS 2-06.3.3.E

Recommendation: Under certain circumstances (refer to Sec. 3.7.2.4 of the LUC), the interior landscape border may be eliminated if an equivalent number of canopy trees is
installed elsewhere within the vehicular use area. Or just provide a couple planting islands between the spaces.

2) The wall along the south side of the site appears to be located in the vehicle overhang, which is prohibited. (See Sht. 2) LUC 3.3.6.4

Development Package (2nd Review)
DP12-0151 & T12SA00315

TRANSMITTAL DATE: October 25, 2012

DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The Zoning Review Section conditionally approves the development package and overlay review for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development package to verify that those changes do not affect any zoning requirements.

2. D.S. 2-01.3.9.R Located within the 30' landscape buffer northeast of the proposed building there is a "4' CROSSWALK" called out that appears to point to a concrete sidewalk, but should point to the crosswalk to the southwest. Please clarify or revise the drawing.
