Marum & Associates Engineering, Inc Thru: Patricia Gehlen City of Tucson ____________________________________________________ From: Tom Porter, P.E Engineering Services (520-724-6719) Pima County Regional Wastewater Reclamation Department Subject: Sunnyside Pointe Lots 1-21, 121-140, 145-157, 161-166 & 171-185 Revised Tentative Plat - 1st Submittal The Pima County Regional Wastewater Reclamation Department (PCRWRD) has reviewed the proposed sewer design for the above-referenced project. The Pima County Regional Wastewater Reclamation Department has found the following deficiencies in the above referenced submittal of the Preliminary Sewer Layout (PSL), based upon PCRWRD Engineering Design Standards (EDS) 2012. 1. All Sheets: Include the Tentative Plan # in the title block. 2. Sheets 2-7: Call out the existing public sewer line and manholes as existing with symbols matching what is shown in the Legend on Sheet 1. 3. Sheets 2-7: Call out the Construction Plan # and size of pipe for the existing public sewer shown on plan. 4. Sheets 2-7: Call out the IMS #'s for all of the existing public manholes shown on plan with as-built rim and invert elevations. 5. Sheets 2-7: Show on plan slopes, length and size of pipe and rim/invert elevations matching what is shown in the submitted sewer improvement plan (SIP). Currently the two plans do not match. 6. Sheet 2: Show on plan MH # 3203-04 with rim and invert elevations. This office will require a revised set of plans, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. All comments cited in this letter are based upon PCRWRD Engineering Design Standards 2012 and PCRWRD Standard Specifications and Details for Construction 2012. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the Preliminary Sewer Layout. The fee for the first submittal is $166 plus $50 per Sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next plan submittal will require a review fee of $300.00 made payable to Pima County Treasurer. If you have any questions regarding this matter please contact me at your convenience. Cc. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines. 01. COMMENT: List the email addresses on the cover sheet as noted by the standard above. ********************************************************** 2-01.3.9.C - If the project has common areas, label each common area individually with a separate letter designation. Enclose with a solid line each common area, private street, etc., that will have separate restrictions, a separate homeowners' association, or any common area that is separated by a public right-of-way. 02. Comment: Clarify if the Community Center property is part of any Common Area; if so label the common area name on the plans sheets. ************************************************************ 2-01.3.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Sec. 3.3.0 of the LUC and Development Standard 3-05.0. 2-01.3.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Development Standard 3-05.0. 03. COMMENT: On Sheet 12, label the width of the PAAL, label the length and width of a (typical) standard parking space. On Sheet 12, identify the detail callouts with the sheet where the details are located. On sheet 13, per the Building Official label the height of the HC sign as 7' from grade the bottom of the "Van Accessible Sign" when the van accessible sign is used below the standard HC sign. ************************************************************ 2-01.3.9.R - Show on-site pedestrian circulation as required by the LUC utilizing location and the design criteria in Development Standard 2-08.0. 2-01.3.9.S - Show on-site pedestrian refuge areas per Development Standard 3-05. 04. On sheet 12, clearly delineate and label the width of the sidewalks in front of the community center building. ************************************************************ 6-01.0. Refuse collection on all projects shall be designed based on that Standard, even if collection is to be contracted to a private firm. 05. COMMENT: The refuse location or type could not be verified on sheet 12. Clarify where the location and type of refuse collection will be provided. |
