COMMENTS:

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 08/27/2013.

2. DS 2-01.2.5: Revise the development plan document to include the correct CDRC approval stamp in the lower right quadrant of each sheet. The link to the stamp can be found here: http://cms3.tucsonaz.gov/pdsd/cdrc-rezoning/cdrd-stamp

3. DS 2-01.3.2.E Number all sheets in the package in sequence. Example: 1 of 10, 2 of 10, etc.

4. DS 2-01.3.3 This project has been assigned case number DP12-0143. Place this case number near the lower right corner of all sheets.

Add the case number S06-044 to all sheets within the package near the lower right corner.

5. DS 2-01.3.7.A.4 The proposed use indicated on sheet C-1.0 is not correct. The correct use should read as follows: "Neighborhood Recreation "12", subject to: Sec. 3.5.13.2 and Sec. 3.5.13.3"

6. DS 2-01.3.7.A.9.b Provide the amount of proposed lot coverage percentage. Lot coverage includes all vehicle use areas and square footage of the foot print of the building.

7. DS 2-01.3.8.A The tax parcel combo has been completed. Remove all dashed property lines from the plan that were a part of the tax parcel combo.

8. DS 2-01.3.8.B Clearly indicate on sheet C-1.0 the 10' landscape and public utility easement along the north boundary of this lot.

9. DS 2-01.3.9.G Per review of the aerial photos it appears this subdivision is being phased. If the project is to be phased, provide calculations, setbacks, etc., to indicate that each phase complies with all requirements as a separate entity. Show phase lines on the
drawing. Revise the tentative plat.

10. DS 2-01.3.9.H.5 The proposed backup spur at the south end of the parking lot does not meet LUC Sec. 3.3.6.6.D.3 A minimum distance of three (3) feet shall be provided between the back of spur and any wall, screen or other obstruction over six (6) inches in height.

11. DS 2-01.3.9.H.5.d The detail for the short term bicycle parking racks does not meet the criteria of LUC Sec. 3.3.9.2.B.6 Each required short-term bicycle parking space must be at least two (2) feet by six (6) feet. See LUC Sec. 3.3.9.5.B Minimum distance between racks is 4'.

12. DS 2-01.3.9.Q On the footprint of the proposed building, provide overall dimensions and proposed height of the structure.

09/26/2012 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Revise the landscape plan to include the location and purpose of utility easements and other easements. DS 2-07.2.2.E.1

2) Trees and shrubs and screening elments are to be selected and located so that, at maturity, they do not interfere with existing on-site or off-site utility service lines or utility easements or with solar access. LUC 3.7.2.6.B

3) Include the legal description and address of site on the site and landscape plans.

A) Pruning schedules to show that plant material will maintain

7) Show and label all existing proposed screen walls on the development plans and landscape plans. DS 2-07.

8) The grading plan included in the package appears to be part of the plans for T12PI00004. A separate application may be required if this is an intended revision for that project. A separate site grading application may also required. Consult with the PDSD Engineering reviewer.

9) Revise Landscape Note as appropriate. The plan appears to specify turf.

10) Submit an irrigation plan that details the standards for turf irrigation. LUC 3.7.4.5.C. Refer to DS 2-06 for special requirements for turf areas.

11) Identify the source of water on the irrigation plan. Identify the water meter and backflow preventer locations and type.

12) Revise C-1.0 to match the number and location of trees shown on the landscape plan, or consider removing them from the site plan.

13) Locate the Acacia greggii in accordance with the following standard:
Vegetation, such as those with spines, thorns, or needles, that may present hazards to pedestrians, bicycles, or vehicles are to be planted a safe distance from the outer branch tips to the edge of a walkway, bike lane or path, roadway, or parking area access lane (PAAL). The growing characteristics of the vegetation are to be taken into consideration when determining this distance. Revise the plans as necessary to comply.

14) Revise the landscape plan to include the specific plants specified on the landcape plan for Sunnyside Pointe (S06-044). These plants may have been required for Native Plant Preservation mitigation or other purposes. The plants previously shown can be included in this plan in order to avoid additional revisions to related plans. Use the exact genus and species from the previous plans.
