08/29/2012 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. Scenic Corridor review and approval is required prior to completion of this submittal. Include with re-submittal approval documentation. Indicate on the lower right hand corner of the site plan, the case number, date of approval, and any conditions imposed.

2. Scenic Corridor buffer area is to be re-vegetated with native plants indigenous to the site and the area reconstructed to look as natural as possible DS 2-06.7.1.B. Bulbine frutescens is considered a drought tolerant plant but is not native to the area. Agave peryi would be an acceptable substitute.

3. Scenic Corridor screening shall comply with Sec. 3.7.3 per LUC 2.8.2.8. If native plant material is sufficient within the buffer then the 30" screening requirement can be met. When re-vegetation is necessary appropriate plantings must be installed to achieve the required vehicle use area screen or a separate opaque screen must be indicated on the landscape plan.

4. Revise Water Harvesting plan if necessary with the addition of screening plants

5. An unpaved planting area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree, except allowed per Development Standard 2-06.3.3. Indicate the square footage of planter area.

6. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. DS 2-01.3.7.A.6.b Note this project cannot be approved until the special application for the scenic corridor overlay has been completed and approved. Add a note indicating the date of approval, case number and any conditions of approval. Place the scenic overlay case number (T12SA00298) near the lower right corner of all sheets.

2. DS 2-01.3.9.H.5.d Clearly indicate the location of the long term and short term bicycle parking spaces on the site and grading plan.

3. DS 2-01.3.9.R The section of the pedestrian circulation path at the west end of the crosswalk between the two islands is required to be constructed of concrete. Remove indicated striping from the concrete area.

Provide the minimum 4' width of the sidewalk along the west side of the building in front of the planters for the parking spaces. (dimension)

4. The indicated wedge curb located at the end of the backup spur is not allowed. Clearly indicate the vertical curb required in order to prevent vehicles from driving onto unimproved portions of the site.

5. The above comments are minor in nature and can be reviewed over the counter by setting an appointment with me.
