Site Plan - 1st submittal DP12-0094 The Pima County Regional Wastewater Reclamation Department (PCRWRD) has reviewed the proposed sewer collection lines for the above-referenced project. The following comments are offered for your use: 1. Obtain a letter from the PCRWRD's Development Liaison Unit, written within the past year, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at: http://www.pima.gov/wwm/developer.htm#permits The development plan for this project cannot be approved until a copy of this letter has been received by this office. Ref. A 2. The required General and Permitting Notes are missing.Refer to Pima County Development Services "Development Plan Review, Checklist Requirements" section J. WASTEWATER, for submittal requirements. The checklist is available at; http://www.pimaxpress.com/SubDivision/Documents/DevPlanReq.pdf 3. Call out the IMS #'s for all of the existing public sewer manholes shown on plan. Also call out the construction plan # for the existing public sewer line shown on plan. Ref. A 4. Call out the slope and length for the proposed private BCS shown on plan. Ref. A This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second(2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. Include with re-submittal approval documentation. Indicate on the lower right hand corner of the site plan, the case number, date of approval, and any conditions imposed. 2. Submit a separate landscape sheet with information indicated in DS-2-06 & 2-07 3. Within the required buffer area, indigenous plant material is to remain. If any disturbance occurs during construction or prior to permit application, the buffer area is to be revegetated with native plants indigenous to the site and the area reconstructed to look as natural as possible DS 2-06.7.1.B. Revise landscape plan as necessary to demonstrate how scenic buffer will be revegetated. 4. WATER HARVESTING IMPLEMENTATION PLAN. The Water Harvesting Implementation Plan (Implementation Plan) shall consist of a separate sheet from the landscape plan with a plan view layout of the site. The format and design of the Implementation Plan shall be consistent with the base plan. 5. Plant canopy area (square feet) that is served by each WHIA, consisting of the sum of understory, midstory and overstory plant canopies at 60 percent of the mature plant sizes DS 10-03.4.2.B.2. Check canopy area calculations and revise plan as necessary. 6. The Site Water Budget shall detail the landscape water demand and the harvested water supply needed to meet 50 percent of landscape demand. The Site Water Budget and the Water Harvesting Implementation Plan shall be consistent with one another DS 10-03.4.1 Verify that overall water demand calculations are correct. 7. Indicate spot elevations for the bottoms of water harvesting structures, at spillways, and to define other grades as needed. 8. Within a vehicular use area, one (1) canopy tree is required for each four (4) motor vehicle parking spaces LUC 3.7.2.3 Additional trees are required. The canopy trees must be evenly distributed throughout the vehicular use area. Every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk). 9. An unpaved planting area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree, except allowed per Development Standard 2-06.3.3. Verify square footage of planters for trees within vehicle us area. 10. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation and location where any sensors that control the irrigation system will be placed. 11. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan. 12.
