SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan Package, Master Drainage Study (Grenier Engineering, Inc., 19MAR12), Geotechnical Engineering Report (Terracon, 14FEB12) and Stormwater Pollution Prevention Plan (Grenier Engineering Inc., 19MAR12). Engineering Division recommends conditional approval of the Development Plan Package at this time. The following items need to be addressed prior to final CDRC approval:


SITE PLAN:

1) DS Sec.2-01.3.9.I: Provide the recordation information for the required dedication of right-of-way for the proposed right turn lane, per the PIA and concurrent TDOT review. This easement must be provided to the CDRC Office prior to final approval.

COMMENTS: Please resubmit revised DP drawings with the recordation information requested.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development package. If, at the end of that time, the development package has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is March 20, 2013.

This project was reviewed by Zoning for compliance with DS 2-01 and the PAD requirements

2. The recordation information for right of way dedication has not been added as requesteed. Prior to final signoffs of the plans all recordation information must be added as requested in the previous comment. Include any documentation applicable to the acceptance by COT and recordation documents.

Previous Comment: DS 2-01.3.8.C and DS 2-01.3.9.I - Glenn Street is considered a collector on the MS&R Map with a total future width of 64 feet. Label and dimension the following information on plan sheets C2.1 and C2.2, the future right of way, future curb and sidewalk locations. Per plan sheets C2.1 and C2.2 it appears that a right turn lane is proposed. Provide the recordation information of the additional right that is required for the right turn lane. Also clarify if during the rezoning process the additional right of way for Glenn Street was dedicated or is to be dedicated upon any new construction etc.

Dear Jason:

The above referenced Development Package has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made, please submit the following documents for sign-off.

1 Rolled COMPLETE SET of the Development Package. Please include applicable sheets from any other concurrent reviews.

1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan (if applicable).

Additional print copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City’s contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your plans to the CDRC office for sign-off approval.

Plans will not be signed and released until the CDRC office has been notified by PC Addressing that all fees for this plan have been paid. The CDRC office will need this confirmation in writing.

A Development Package remains valid for a period of three (3) years from the date of approval. This Development Package will expire on 05/23/2015 per LUC 5.3.8.2.B.

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK. THE STAMP IS LOCATED AT http://www.tucsonaz.gov/dsd/CDRC___Rezoning/CDRC/CDRC_Stamp/cdrc_stamp.html BLUELINE SETS THAT DO NOT HAVE THE STAMP WILL BE RETURNED FOR CORRECTION.
