Comments noted as "Previous comments" do not to be addressed by a response. I have left them as reference for my review of the changes made to the plans. Please only address the latest set of comments. 01. The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements. 02. The lot split application is not a part of the development plan review and therefore cannot be approved as such. The lot split application must be completed over the counter in order to have all the reviewers responsible for the lot split approval to stamp and sign off on the lot split plans. I am aware that the documents have already been recorded. Please bring copies with the plans (Survey Drawing) for stamps and sign offs. Include an 8.5 size copy of the development plan as reference. Previous comment: DS 2-01.3.3 - Per your response to the previous comment, a lot split application has been submitted. List the lot split application case number in the lower right corner of all plan sheets. Include a copy of the recorded documentation with the next submittal. 03. I have reviewed the rezoning conditions and have evaluated the ones that can be reviewed per the development plan. Landscape review will assess rezoning conditions 13 and 14 for compliance. However it may be necessary to include notes on the grading plan that demonstrate compliance with rezoning conditions 13 and 14. See comments by Landscape review. Rezoning condition 15 cannot be verified for compliance on a development plan. A note and possibly details that demonstrates compliance is requested to be provided on the building plans. The note should include the zoning case number and condition number as reference. Previous comment: This comment has been left as reference requiring the zoning conditions to be added to the development plan as they are made available. Zoning will review for compliance with this standard on the next review of the development package. A portion of previous comment #04, DS 2-01.3.7.A.3 - It is acknowledged that the rezoning case and the development package are being reviewed concurrently and that rezoning conditions are not available. At some time in the future as the rezoning process continues the rezoning conditions will be made available. The conditions will have to be added to the plans and revisions to the DP will have to be made accordingly if necessary prior to final approval of the DP. 04. Zoning conditionally approves the grading plan pending any changes necessary as a result of the rezoning conditions. Previous comment: Zoning will also approve the grading plan once the development is fully approved. Previous Comment 24 DS 2-01.3.9.M - Zoning has reviewed the grading plan included in the Development Package but has no comments at this time. Due to the first review of the DP and the number of comments not only zoning but other review agencies it appears that the design of the site could or may change. If this is the case the grading plan will have to be revised to reflect the changes and match the site plan. Zoning will review the grading plan on the next submittal and make any applicable comments related to the grading plan.
