Plan - 1st submittal D11-0019 The Pima County Regional Wastewater Reclamation Department (PCRWRD) has reviewed the proposed sewer collection lines for the above-referenced project. The following comments are offered for your use: 1. Obtain a letter from the PCRWRD's Development Liaison Unit, written within the past year, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at: http://www.pima.gov/wwm/developer.htm#permits The development plan for this project cannot be approved until a copy of this letter has been received by this office. 2. Revise Wastewater Note # 2 to: THE ON-SITE SEWERS ARE EXISTING AND PRIVATE. NO NEW SEWERS ARE PROPOSED. 3. Remove Miscellaneous Note # 3 since no new sewer has been proposed. 4. Show the existing public sewer line in Herbert Ave. and call out the width of the public alley. 5. Call out the rim and invert elevations for the existing public sewer manholes on plan. 6. Create a Legend showing symbols for all sewer elements existing/proposed/public and private. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second(2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. The following comments must be addressed. 1. Clarify the area encompassed by this development plan. The notes indicate the site has a gross area of 35,629 square feet. Clearly delineate this area. (DS 2-05.2.3.A) 2. Provide the legal description for the entire site. (DS 2-05.1.G.2) 3. We understand the Rialto Theatre is not a part of this DP. Indicate this by using different line weights and notes. (DS 2-05.2.3.H) 4. Clearly delineate the boundary lines for the existing parcels within the site with distances and bearings. The underlying subdivision lot lines should be eliminated or lightened. (DS 2-05.2.4.A) 5. Provide the correct page reference in the detail call-out. 6. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is .6/23/2012. 2. DS 2-01.2.5 The 3x5 inch space on sheet DP-1 is to be reserved for county approvals. Please move the CDRC approval stamp outside of the 3x5 space. 3. DS 2-01.2.7 The north arrow, contour interval, and scale as applicable to each sheet should be placed together in the upper right corner of each sheet. 4. DS 2-01.3.2 In the title block the legal description should include the entire site (portions of lot 10 and 11 etc.) 5. Ds 2-01.3.4 The project-location map shall cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information. A. Section, township, and range; section corners; north arrow; and the scale will be labeled. 6. DS 2-01.3.7.A.4 Identify the existing uses of the property as classified per the LUC. Include all existing uses within the .82 acre. 7. DS 2-01.3.7.A.6.b List the overlay zones applicable to the property. Such as: Sec.2.8.4 Gateway Corridor Zone, Sec.2.8.10 Rio Neuvo and Downtown, Sec.2.8.7 Downtown Heritage Incentive Zone, Sec. 2.8.3 major Streets and Routes, etc. 8. DS 2-01.3.8.A Provide the distance and bearings of all lot lines. Remove the Rialto Theater parcel from the plans, does not appear to be part of this proposal. Per the assessors tax parcel maps the indicated lot lines are not correct. Clearly indicate the location of all property lines. Remove the underlying subdivision property lines 9. DS 2-01.3.8.B If applicable, All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. 10. This plan has been assigned case number D11-0019. Place the case number near the lower right corner of all sheets.
