The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Sheet 1: Add a Permitting Note that states:

THE REQUIRED OFF-SITE PUBLIC SEWER LINE AND THE REQUIRED AUGMENTATION OF EXISTING PUBLIC SEWER LINE G-70-030 SHALL BE DESIGNED AND CONSTRUCTED IN ACCORDANCE WITH THE PIMA COUNTY REGIONAL WASTEWATER RECLAMATION DEPARTMENT’S SEWER DESIGN STANDARDS.

2nd Request.

We will send to your office via e-mail, a .pdf file containing a Sewer Service Agreement for the proposed number of wastewater fixture unit equivalents. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the Mylars of the DP .

Sheet 2: Show the recordation information for the public sewer line G-70-032.

Sheet 2: Show the recordation information for the proposed private off-site sewer line.
This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the third(3rd ) submittal. A check for the review fee of this submittal in the amount of $78.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

COMMENTS:

1. The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

2. Please add the following note to the development plan.
a. All areas between the MS & R right-of-way line and the existing street right-of-way that are disturbed by development shall be revegetated with native vegetation.
3. On page 2 of 5 under the permitting notes, revise note #6 to indicate the correct view corridor calculations to match the calculations on page 3 of 5.

On page 2of 5 under permitting note #5 add the date of approval for the SCZ overlay.

4. This comment will remain as a reminder to the reviewer until docket and page are provided. There appears to be a proposed utility easement from the road through the center of the project. Identify the easement, provide width, recordation information, etc. The recordation information has not been provided.

5. This comment has not been addressed. Special exception condition #9 requires one passive recreational facility including a shaded bench or picnic bench. Clearly indicate the location of the shaded bench or picnic bench.

1. Sheet 4, enclosure detail - Require a minimum of 2 rear wall protectors/bollards for each 10 ft x 10 ft inside clear container service area. Fully dimension, show outside bollard 3 ft to center from wall and 4 ft to center between bollards for each container area at a minimum.

2. Enclosure gates must be equipped with the ability to be secured in the open position. Show and annotate within detail drawing....cane bolt sleeves positioned for securing gates at a 120 degree gate opening.

Dear Rudy:

The above referenced development plan has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made per the on-line comments, please submit the following documents for sign-off.

1 Double Matte right-reading Océ or Photo Mylar of the COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal).
AND
1 Double Matte right-reading Océ or Photo Mylar of the Development Plan.
AND
1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

The extra Double Matte right-reading Océ or Photo Mylar that you submit will be delivered to Pima County for permanent recording. Additional blackline copies will be made from the complete mylar set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and two (2) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

PRIOR TO SUBMITTAL OF THE MYLARS TO THE CDRC OFFICE, THEY MUST BE REVIEWED AND APRPOVED BY PCWWM. THE APPROVAL MUST BE IN WRITING (E-MAIL IS OKAY).

TO ENSURE A MORE RAPID REVIEW OF THE MYLARS, PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK.
