Broadway (Fuel Station) Development Plan – 2nd Submittal D06-0054 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet C-2: The public manhole northeast of property should be MH#8239-01 not #8245-01. Sheet C-2: Revise the site plan to show the existing building connection sewer (BCS), the pipe that will be removed, pipe that will remain in place and the new building connection and cleanouts. 2nd request. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the third(3rd) submittal. A check for the review fee of this submittal in the amount of $39.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. If the number of sheets changes, please adjust the review fee accordingly. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 01/24/08. 2. DS 2-05.2.1.D A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information. 1. section corners will be labeled. 3. DS 2-05.2.4.F Provide the ½ future right of way line for Broadway. The MS&R width for Broadway at the intersection is 75' because of the intersection widening. Indicated on the plan is 75' to "future curb". The future right of way is 75' south of the center line of Broadway The future curb location is 63' south of the center line of Broadway. Revise. 4. DS 2-05.2.4.P The detail for the handicap parking space (8-DP-4) is not as indicated on the development plan. Revise. On the detail for the handicap parking space (8-DP-4), clearly indicate the maximum slope of the parking space and access aisle. Per ANSI 117.1-2003 Sec. 502.5 the maximum allowed slope is 1:48. In detail 12-DP-4 note #1 indicates an incorrect height from grade to the bottom of the handicap parking sign. The correct height is indicated as 7' as per detail 6-DP-4. Revise or remove note. 5. Zoning acknowledges your letter and response in regards to the lot split and subsequent lot combinations. A search of Pima County records indicates that parcel 133-31-1600 was combined with parcel 133-31-159F. There does not appear to have been any split of parcel 133-31-159F. If this is the case the property lines on the development plan are not correct as the east property line of parcel 133-31-159F is located on the east side of the "existing drive"(PAAL). Revise property lines on the development plan. Note: If a lot split is going to be done, it must be first processed through Development Services prior to recording legal desriptions. The length of the north property line indicated as 50' does not appear to be correct. Revise. In addition to revisions of the property lines, revise gross lot area and floor area ratio calculations. Lot area expansion calculations are not required as full code compliance is required for this project. Remove from plans. Floor area ratio calculations as indicated on the submitted plan are incorrect. Provide the allowed FAR, which is 0.90, and the proposed FAR. See LUC Sec. 3.2.11. FYI: The gas island canopy does not count towards the FAR. 6. Note #10 in the fuel station pump requirements indicate 12 dispensers being provided. The plan indicates 16 being provided. Clarify. 7. In the project data portion of DP-T note #1-a should list the existing zoning as C1 and the proposed zoning as C2. 8. Along the north side of the kiosk a 5' pedestrian refuge is required.
