Santa Rita Co. Warehouse Addition, D04-0007 – Second Submittal


Condition four states that building facades shall be designed with attention to architectural detail compatible to the front façade. Staff still needs to see the proposed color building elevations and how the new construction is compatible with the existing building and front façade.

Condition six states that all masonry walls shall be constructed of, or painted with, graffiti-resistant materials and that they shall be constructed with stated decorative materials. Staff has to review per the approved conditions. Please show a detail of the proposed masonry walls on the appropriate sheet and indicate that they will be graffiti-resistant and what material they will be constructed with.

Condition seven states that any continuous wall greater than 75 feet in length and three feet in height visible from the public right-of-way shall have a varied wall alignment. Staff has to review per the approved conditions. Please show the varied wall alignments.

The General Plan and the Design Guidelines Manual promote safe by design concepts. Lots abutting common areas should not utilize high walls that isolate the common areas that could promote criminal activities. Placing the “eyes of the community” into these areas creates a safe environment for residents. Where perimeter walls are provided along lot lines that abut designated open areas, common areas, the masonry portion of the wall should not exceed three (3’) feet in height, except for pillars, with wrought iron or other similar open fencing materials on top. A detail of this wall needs to be provided on the development plan.
06/25/2004 ROGER HOWLETT COT NON-DSD COMMUNITY PLANNING Approv-Cond This morning I met with Scott Adams about this development plan. He showed me how they have met three of our four comments. It was agreed upon that the fourth comment, graffiti-resistent screen walls, can be addressed with a note stating that the property owner will take care of all graffiti in a timely manor. I talked with Roger and he was fine with the comment being located under General Notes. It is my understanding that other departments had additional comments and therefore another review will take place. As long as the new note is on the development plan, we will have no further comments. If you have any questions, please let me know. Thanks.

06/29/2004 MATT FLICK ENGINEERING REVIEW Approved 1. The plan was reviewed for development plan purposes only. It was not reviewed as a site/grading plan. The previously-approved plans were not provided as requested in the previous reviewer's Comment #1 dated 23MAR04 and the current plan could not be reviewed for conformance to the current grading plan (T03BU00898). There is no current grading plan application shown for this parcel (3131 E Transcon Way). The plan was not reviewed, in detail, for grading.

2. A right-of-way permit is required from TDOT for any work performed within City of Tucson right-of-way.

This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


As previously requested, separate the last sentence of General Note 10 into a different General Note.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
