The development shows two access points/driveways along the Broadway Boulevard frontage, which appear to be less than 150’ apart in distance. The Pantano East Area Plan calls out that there should be adequate spacing between access points, i.e. a minimum distance between access points of 150 feet. Defer to Traffic Engineering for comments and compliance for all traffic issues.


The Pantano East Area Plan calls out for the consolidation and integration of future commercial developments in order to encourage “one stop shopping” and discourage the extension of strip commercial. Provide a note in the General Notes section of the Development Plan, sheet 1, which states that there is a cross access easement agreement in place between the applicant’s property and the commercial property adjacent to the south for future development/redevelopment of adjacent commercial parcel to the south.

We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use:

1. Per Pima County Wastewater Management’s Planning Services, there is currently capacity in the existing downstream sewerage system for this development. This response is not to be construed as a commitment for conveyance capacity allocation, but rather an analysis of the existing sewerage system as of this date.

2. Based on our evaluation, this project would qualify for Non-Participating sewer connection rates.

3. Based on the number of wastewater fixture units proposed for this project, a Sewer Service Agreement will not be required.

4. If the owner of this project wants to obtain wastewater connection fee credits for the existing structure that will be demolished, research to verify the fees paid should begin now. Also, before demolition, a Pima County Wastewater representative must verify the fixture count.

5. Add the Development Plan case number, D03-011, to the title block of each sheet. This number should be shown larger or bolder than the cross reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision.


6. Delete Note #’15. It does not apply to this project.

7. Label the existing public sewer in Broadway Boulevard with plan number and size (G-65-25, 8").

8. Label the existing sewer on-site as existing, private and size (existing, private, ??").

9. Please submit a blueline with the above revisions to the Subdivision Coordinator for our files. A second submittal fee is not required for the minor corrections required.

10. We will review the requested revisions on the bluelines provided. Subject to the above, we hereby approve the Development Plan .

2. Place the development plan number (D03-010) on each sheet of the development plan, landscape plan and NPPO plans in the lower right hand corner near the title block.

A minimum of 4 feet clear (without obstructions) is required between parking spaces and the building when wheelstops are used. The proposed plans, as submitted, omit the Old Spanish Trail Multi-use Pathway. The segment of this 12 ft wide, asphalt pathway along the western (Old Spanish Trail) edge of the subject project needs to be properly integrated into the plans, and constructed by the developer at the time Sherwin Williams is built.
