The Pantano East Area Plan calls out that there should be adequate spacing between access points, i.e. a minimum distance between access points of 150 feet. Defer to Traffic Engineering for comments and compliance for all traffic issues. The Pantano East Area Plan calls out for the consolidation and integration of future commercial developments in order to encourage “one stop shopping” and discourage the extension of strip commercial. Provide a note in the General Notes section of the Development Plan, sheet 1, which states that there is a cross access easement agreement in place between the applicant’s property and the commercial property adjacent to the south for future development/redevelopment of adjacent commercial parcel to the south. |

Stone Avenue, 2nd Floor Tucson, Arizona 85701-1207 CARMINE DEBONIS, JR. Phone: (520) 740-6586 Director FAX: (520) 740-6380 April 21, 2003 TO: Larry J. Click, Larry J. Click & Associates THRU: Craig Gross, City of Tucson Development Services FROM: Subhash Raval, P.E., Division Manager Pima County Development Review & Technical Services Divisions SUBJECT: Sherwin Williams (Broadway & Old Spanish Tr) Development Plan - 1st Submittal D03-011 We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use: 1. Per Pima County Wastewater Management’s Planning Services, there is currently capacity in the existing downstream sewerage system for this development. This response is not to be construed as a commitment for conveyance capacity allocation, but rather an analysis of the existing sewerage system as of this date. 2. Based on our evaluation, this project would qualify for Non-Participating sewer connection rates. 3. Based on the number of wastewater fixture units proposed for this project, a Sewer Service Agreement will not be required. 4. If the owner of this project wants to obtain wastewater connection fee credits for the existing structure that will be demolished, research to verify the fees paid should begin now. Also, before demolition, a Pima County Wastewater representative must verify the fixture count. 5. Add the Development Plan case number, D03-011, to the title block of each sheet. This number should be shown larger or bolder than the cross reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision. 6. Delete Note #’15. It does not apply to this project. 7. Label the existing public sewer in Broadway Boulevard with plan number and size (G-65-25, 8"). 8. Label the existing sewer on-site as existing, private and size (existing, private, ??"). 9. Please submit a blueline with the above revisions to the Subdivision Coordinator for our files. A second submittal fee is not required for the minor corrections required. 10. We will review the requested revisions on the bluelines provided. Subject to the above, we hereby approve the Development Plan . If you wish to discuss the above comments, please contact Debbie Ketchem at 740-6404. 04/15/2003 | PETER MCLAUGHLIN | ZONING | REVIEW | Denied | TO: Development Services Center Plans Coordination Office FROM: Peter McLaughlin Senior Planner FOR: Patricia Gehlen Principal Planner PROJECT: D03-011 Sherwin-Williams Development Plan TRANSMITTAL: April 14, 2003 DUE DATE: April 16, 2003 COMMENTS CODE SECTION/ DEVELOPMENT STANDARD 1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for full CDRC review. The one year expiration date for this development plan is March 19, 2004. 2. Place the development plan number (D03-010) on each sheet of the development plan, landscape plan and NPPO plans in the lower right hand corner near the title block. DS 2-05.2.2.B.2 3. The sidewalk dimension to the west of the building is shown on the drawing to be 7 feet in width. However, because bollards are depicted near the northwest corner of the building and lines (walls?) are shown extending outward from and parallel to the building at its southwest and northwest corners, it cannot be determined that the minimum required sidewalk width is provided. A minimum of 4 feet clear (without obstructions) is required between parking spaces and the building when wheelstops are used. Please label the lines that extend out from the west and north sides of the building and dimension the unobstructed width of the sidewalk at it's narrowest points on both the west and north sides of the building. DS 2-08.5.1.A 4. Provide a parking space typical detail which dimensions the spaces and wheelstops at 2-1/2 feet from the front of parking spaces. Also, add a handicapped parking typical detail indicating the maximum slope of the h/c ramps and aisles does not exceed 1:12. DS 3-05.2.3.C.2 DS 2-05.2.4.P ANS/IBC 5. The proposed general merchandise sales use in the C-1 zone is subject to LUC 3.5.9.2.C. Please add a general note to the plan so stating. LUC 3.2.3.2.B 6. Label future curb and sidewalk locations along MS&Rs (Broadway Blvd and Old Spanish Trail). The SVT along Old Spanish trail is not drawn correctly. The apex of the triangle must be located along face of curb. See engineering for information regarding accurate plotting of SVTs. Intersection widening may also apply at the intersection of Broadway Blvd and Old Spanish Trail. DS 2-05.2.4.F DS 2-05.2.4.R 7. Continuous pedestrian circulation must provide a direct connection to Old Spanish Trail. DS 2-05.2.4.K DS2-08.4.1.A & D 9. The maximum FAR allowed under development designator 28 is 0.35. Please revise general note 3 accordingly. DS 2-05.2.4.M 10. If any freestanding lighting or signage is proposed for this project please indicate location, type, and height. Also, indicate on the plan if there are any existing billboards within the project site. DS 2-05.2.4.W DS 2-05.2.4.N 11. Add a general note stating that the project is designed to meet the overlay zone criteria of Sec. 2.8.4, Gateway Corridor Zone DS 2-05.2.2.B.10 12. Between any enclosed building and a PAAL a minimum 5-foot pedestrian refuge area, including a 4-foot sidewalk, must be maintained. No pedestrian refuge is shown to the east of the building. Please revise. DS 3-05.2.2.B.1 13. If easements exist or are proposed on the property, show their location, width, type, and provide recordation info. DS 2-05.2.3.B 14. Provide a calculation of handicapped parking to indicate the number of h/c accessible spaces required and provided. ANS/ IBC 15. A minimum ½ inch margin must be provided on all sheets of the development plan. The text at the bottom of sheet 1 of 2 (the last lines of general notes 4 and 10) are cut off because they are too close to the edge. Please revise. DS 2-05.2.1.A 16. Dimension the width of all three entrance access drives. DS 3-05.2.1.C.1 17. Label the first sheet of the development plan as sheet 1 of 1. 18. All requested changes must be made to the Development Plan and Landscape Plan. DS 2-07.2.1.A If you have any questions about this transmittal, please call Peter McLaughlin, (520) 791-5608. 04/18/2003 | GLENN HICKS | COT NON-DSD | PARKS & RECREATION | Denied | DATE: April 25, 2003 TO: Ferne Rodriguez, Development Services FROM: Glenn Hicks, Parks and Recreation RE: CDRC Transmittal, Project D03-0011 Sherwin Williams: Development Plan CC: Craig Gross, Development Services Staff has reviewed the development plans for Sherwin Williams to be located on the east side of Old Spanish Trail near Broadway, and we have the following comments: The proposed plans, as submitted, omit the Old Spanish Trail Multi-use Pathway. The segment of this 12 ft wide, asphalt pathway along the western (Old Spanish Trail) edge of the subject project needs to be properly integrated into the plans, and constructed by the developer at the time Sherwin Williams is built. |
