The sign presented is too tall (12') for the mult-family residential district and does not have a base. B) In addition, the setback noted for the new sign is 8' from curb to leading edge of sign, which is less than 20' for a monument, as it appears the location would compliment the existing electrical stub out. C) If the intention is to apply for an SDRC case for this replacement freestanding sign, please design a base and show that the topper for the sign has an architectural component for a relationship to site architecture. D) The best way to move forward with understanding the sign criteria of the SDRC process are to examine section 7A.1.1, 7A.7.1.A, E and F of the UDC. Purpose of the Sign Standards, Purpose of the Master Sign Program, Design Criteria and Findings for the master sign program. 2. This location was converted to apartments and the developer's team was prior informed that the freeway sign cabinet required removal, as a freeway sign is not permitted for a multi-family use. Please note freeway cabinet sign removal on the plans, and that the nonconforming pole sign is intending to be replaced with this new sign request. b) please point out all existing signs at the site on the location plan. 3. Please note that should the applicant be requesting a sign area greater than 50 square feet (cumulative total) for the conversion form hotel to a revitalized multi-family residential development at this site, and that signage can be seen from the street, then a master sign program should be considered for review, rather than just focusing on the freestanding sign aspects as a Singular Sign Design Option. Staff would then need to review any other proposed signs on the building that can be seen from the street (or are small but electrified) .
