UDC: A. **A Master Sign Program is needed for amount of sign area sought for the location, as the cap is 250 square feet cumulative wall sign area in the Scenic District.** AMOUNT CUMULATIVE PROPOSED ATTACHED SIGN AREA IS: 576 square feet approximately (increase of 326 sqft sign area) B. ** Exceed wall sign area ratios for each elevation, as listed** AND allow signs to face adjacent lots in scenic for NORTH and EAST elevations, and face local streets in scenic district for SOUTH elevations** Attached sign area ratio is 1.25 square foot sign area per foot of linear length of each building elevation: *EAST ELEV – faces adjacent lot, AND exceeds allowance for 132’ elev (1.25 x 132 = 165) w/ 196 shown* *WEST ELEV – max allowed is 132 x 1.25 = 165, 196 shown* *NORTH – faces adjacent lot, AND exceeds allowances for 132’ elev 1.25 x 44.3 = 55.37, and 75 shown* *SOUTH BLDG – *faces local street*, and *exceeds 1.25 x 44.3 = 55.37, and 75 shown* *SOUTH CANOPY – *signage faces local street* – needs SDRC for 33.72 sqft sign area facing local street* C. *Scenic District – signs cannot face a local street or adjacent lots without approval through the SDRC review process (7A.11.3.B.1.) All signs facing north, facing west and facing south need this review.* D. **Scenic District – access point signs are allowed at the square footage proposed for each cabinet, as the end resulting site after plat will be over an acre, but need SDRC to be off of local street frontage.** Address E and F regarding monument before we can provide a referral to the SDRC process E. Provide setback from both street curbs to leading edge of the monument sign. Minimum is 20’ and must be on site, out of sight visibility triangles and out of easements. F. Move the freestanding monument sign north of the bisection line on the site plan, so it is only on the Houghton “side” of the development. G. **UDC 7A.11.3.b. Freestanding sign area in the scenic buffer (30’ deep from lot line into the site) is limited to 35 square feet. Sign area is approximately 37 square feet, requires SDRC review to increase sign area of a freestanding sign in the scenic buffer along Houghton.** 2. NEC: A. No comments, thank you. 3. OLC: A.
