1. UDC:
A. Adjust the sign area by boxing the lettering and then the top logo, per 7A.6.4. The current sign area is including the negative space related to the logo. Revise all sign area to coordinate with the application and the plans, and use decimal feet.
B. A Master Sign Program is still needed for the amount of sign area that would be sought for the location, as the cap is 250 square feet cumulative wall sign area in the Scenic District.
C. For wall sign area, also provide a total sign area per elevation – at a 1.25 square foot sign area ratio.
D. Scenic District – signs cannot face a local street or adjacent lots without approval through the SDRC review process (7A.11.3.B.1.) All signs facing north, facing west and facing south need this review.
E. Scenic District – access point signs are not listed in the scenic district for this use
F. Provide setback from the street curb to leading edge of the monument sign.
G. Provide setback for the distance from property line (start of scenic buffer) to the leading edge of sign. Signs at a maximum height of 10’ tall require a property line setback of 7.5 feet. (SDRC review may be requested.)
H. Provide a better site plan for this review – zoom in on the freestanding sign location to show property line, the scenic buffer, any sight visibility triangles, any easements, list all setbacks as noted above in E and F.
I. Bisect the corner of Houghton and Meadow Willow Trail to show that the monument is on the Houghton side of the street frontage, and not the local street. To bisect the corner, take the two street curbs to a point where they would theoretically meet, then cut that point in half and take the line into the site to show which side of the line is Houghton and which side of the line is Meadow Willow Trail.
J. UDC 7A.11.3.b. Freestanding sign area in the scenic buffer (30’ deep from lot line into the site) is limited to 35 square feet. The sign area is not clear on here. Box the cabinets, provide cumulative sign area. The size of the sign structure, at 70 square feet, does not require engineered plans.
K. UDC 7A.11.3.g. Unclear what the bottom component cabinet is ? This cannot be a digital sign, and cannot be varied through the master sign program process, as those are prohibited in the scenic buffer. Please clarify, perhaps it is a raised surface for the logo area?
L. Per UDC 7A.11.3.f. sign lighting in the scenic buffer is limited to be only through the logo and lettering, not as accents on the sign nor as full lit cabinets. Please provide a night view. This cannot be varied through the master sign program process.

3. OLC:
A. No comments at this time, thank you.
4. IBC:
A. Note that the accent lighting shown for the building requires building permit review for compliance with the Outdoor Lighting Code and is not part of this sign permit.
B. Regarding the freestanding sign – need standard construction notes, please (i.e. footer size, pipe size, how pipe mounted to cabinetry and how many standard saddles / bolts, bolt sizes and number, any field wields, how are the letters affixed?)
OTHER:
A. For the SDRC process, call out the top component material on the monument sign and call out all surface types. Building elevations – preferably in color – should also be provided, as well as the site plan and the comments above being addressed before official referral to the SDRC process.
B. Staff will discuss the access point sign element with the zoning administration division.
C. Staff will email SDRC applications to your office.
