General: This sign permit TS-PRM-0223-00170, was submitted prior to review of the Development Package TD-DEV-0223-00144 for the addition of 3 modular classrooms planned for the north and east sides of the site, near the existing cell tower. The use is currently a church, but is planned for civic religious use and educational use (elementary), private school.

1. UDC:
It is understood the sign is proceeding with the SDRC review process. The referral for the process has been written, with minor aspects to be clarified before proceeding. To help with this process, please update your SDRC application and sign diagrams by addressing the comments below. Though this review is under the sign permit, please upload everything under the SDRC case number of TS-MSP-0223-00001 to continue with the process. If the SDRC case is approved, then this sign permit will require engineered plans and the updated diagrams as well:

A) The maximum height of a monument sign is 10 feet. Plans show a structural height overall of 15 feet, but that includes the top embellishment. Provide a height to top of sign cabinet and note dimension from top of sign cabinet to top of the embellishment. (Understood this is part of SDRC request for increased height)

B) The maximum sign area for a nonresidential use in an R-1 zone is 32 square feet along an arterial roadway. The proposal shows approximately 44 square feet cabinet sign area. Please add this to your SDRC application.

C) The sign may be slightly angled to 12th Avenue, as shown. Clarify if the sign is double-sided. It appears that this is single sided based on construction diagram for a cabinet mount (to wall, revise to sign structure) on page 5, but please add a note.

D) Provide a side view or a top view of the sign - with dimensioned thickness of the components - show width of each component from side to side of the sign.

E) Identify on the elevation view, each of the materials used for the sign - i.e. masonry / faux stone / type of metals, etc.

F) call out the features of the sign that match the building - i.e. geometry, fonts, colors, materials ? Just add as note on sign elevation view sheet.

G) the SDRC process requires that photos are submitted that show the sign in relationship to other signs within the area. There are other nonresidential uses within the area that have freestanding signs you may include in your package on another sheet (i.e. park across the street, business north of the location on opposite side of the road, etc.)

H) add approximate building height of the church building in relation to the proposed sign, as the SDRC process examines scale (you can use the photo provided, just add note)
