Note: This site is within PAD-12 zoning, but is within the Scenic Corridor Overlay Zone for Sign District. All signs must be approved through PAD-12 architectural review board (which may have been done with the building permit package)

1. UDC:
A) it is understood the hospital campus is going to seek a master sign program to exceed the maximum sign area of 250 square feet of building signage within a scenic district, per 7A.11.3.b.1 - please update your plans with the following, and resubmit:

B) per 7A.6.1.a.1, box the sign area for signs A and D with the irregular logo and cabinet into two separate areas to reduce the much greater negative space that is presently boxed in with the sign area. Break these down into two components and provide the sign area of each boxed space and also together. Update your sign application as well.

C) provide a calculation that shows the 1.25 square feet of sign area per building elevation is not exceeded

D) provide total attached sign area cumulative from all elevations - and is understood will likely exceed 250 cumulative attached sign area allowed for scenic.

E) for the freestanding sign at the hospital driveway, provide night view (I saw it is within allowed sign size / area and has halo lighting) per standard scenic criteria to confirm light only emitted through letters and logo.

F) for location reference, provide approx setback from Houghton, as nearest street

G) ensure a note is added the sign will be 2' away from face of any parking or access lane curbs and 5' away from any fire hydrants

H) clarify on the plans exactly where wall sign B / Emergency entry is going - looks like it is floating on the plan, maybe this is a building portico and this sign is taking up the fascia of that? Cannot tell.

2. NEC / OLC:
A) minor comment on the details sheet for the monument sign - check that the electrical mounts and positions are reflected accurately as it appears this is still a design for building wall attachment and electrical

B) thank you for working hard on the electrical details and outdoor lighting code notes throughout this package, it facilitated review better

3. IBC:
A) on monument mounting diagram - alter to update from a building wall to monument structure mount, and just check your details

B) provide bolt sizes for the wall sign mounts - check each page

C) provide mounting info for the power packs throughout plans

D) should a master sign program be approved, provide engineering for wall sign mounts and special inspection required for this size of wall sign being mounted greater than 30' off grade

E) specify detached sign is to go on existing wall, as it is to be built by others and is only 4.5' tall CMU rock wall.

Please update the diagrams, resubmit them with the permit application and site location map under the permit Number TS-PRM-0123-00125. AND at the same time, go ahead and submit on the portal the same updated diagrams and the Master Sign Program applications.
