Remove details D, M, & L from sheet 13 of DP. Revise drainage design so that the runoff from the is project does not increase flowrates for 2-, 10, 100-year conditions. As stated in verbal review comments to consultant, City will accept any form of surface detention or cisterns or combination that bleed-off to surface flow or existing alley stormdrain system that does not cause adverse impacts to downstream right-of-way or adjacent properties. 2) For stormwater quality, show location of solid waste pick-up areas with proposed dumpsters located near sanitary waste clean-out so that surface where dumpsters are stored can be washed down to sanitary clean-out, not to public right-of-way which is considered part of stormdrain system. Geotechnical Report: 3) No percolation test was provided, however, infiltration rate likely will not meet the 24-hour drain-down time requirement due to Hydrologic Soil Group D soils at this site. Provide revised geotechnical report that includes: 3a) Collapsible soils boring assessment with setback recommendations from drainage features. 3b) Setbacks from geotechnical engineer for detention features from edge of right-of-way line to accommodate maintenance and construction to be located fully within property boundary. 3c) Setback recommendations for existing building from drainage features. Drainage Report: 4) Drywell cannot be approved as it will not meet all 17 criteria for subsurface retention requirements. Provide detention system so that the post condition runoff from this project does not increase flowrates for existing 2-, 10-, 100-year conditions. 5) Provide detail in drainage report and plans for detention system(s) for project.
