Development must comply with the Administrative Manual Section 2-06 - Development Package. Development/Occupancy can be phased but the site will need to comply with the applicable UDC standards at each phase. 2. The site is zoned C-1 and the proposed use, Elementary and Secondary Education, is permitted (through a special exception procedure) subject to use specific standards 4.9.3.D.1 - .7 and 4.9.13.O (Table 4.8-4). a. 4.9.3.D.6 Building Setback – The minimum building setback from all property lines adjacent to R-3 or more restrictive zoning is 20 feet b. 4.9.3.D.7 – Passenger drop off parking areas shall be provided at a ratio of one motor vehicle parking space (parallel) for every 20 students for which the school if authorized, up to eight spaces. These are in addition to the required off-street parking spaces. 3. Ensure the parking is met for the proposed use and the existing uses. The parking ratio for educational use a. Grades K – 8 is 1 space per 10 students plus 1 space per 300 square feet of floor area in office use b. Grades 9 – 12 is 1 space per 5 students. 4. The bicycle parking ratio for educational uses grades K-12 a. Short-term – 1 space per 20 students of planned capacity and a minimum of 2 b.
