A distribution system (limited to Power Substation, input voltage of 115 kilowatts or greater) is a permitted use per UDC Table 4.8-1, subject to use-specific standards 4.9.11.A.3, .6, .7, & .10 and 4.9.13.I. 2. This site is subject to conditional rezoning to I-1 (Industrial) per entitlement case TP-ENT-0323-00018. Condition 7 states that “There shall be a 12-foot-hight earth-toned masonry wall around the existing and proposed substations, with security gates”. Condition 8 states that “There shall be an 8-foot-high chain link fence with security cameras surrounding the BESS components”. The provided plans appear to show compliance with these conditions. 3.
