1. This project is currently within an RH (Rural Homestead) zone. A distribution system (limited to Power Substation, input voltage of 115 kilowatts or greater) is a permitted use per UDC Table 4.8-1, subject to use-specific standards 4.9.11.A.3, .6, .7, & .10 and 4.9.13.I.

2. This site is subject to conditional rezoning to I-1 (Industrial) per entitlement case TP-ENT-0323-00018. Condition 7 states that “There shall be a 12-foot-hight earth-toned masonry wall around the existing and proposed substations, with security gates”. Condition 8 states that “There shall be an 8-foot-high chain link fence with security cameras surrounding the BESS components”. The provided plans appear to show compliance with these conditions.

3. This parcel is part of the Environmental Resource Zone (ERZ) overlay. This overlay is subject to UDC Section 5.7. Peru UDC Section, 5.7.3.B., an (ERR) in accordance with the provisions in the Administrative Manual is required.
