Any proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package (DP). A DP with a site plan is required when there is a “reconfiguration of an area outside of a building” (per UDC 3.3.3.G.2.c). Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency. 2. Protective Service (Government Owned) is permitted in O-3 and C-3. This site is located within the Rio Nuevo Area (RNA) and the optional overlay Infill Incentive District (IID) Downtown Core Subdistrict. All development within the RNA requires review and approval by the Design Review Board. 3. Work done within the right-of-way (ROW) requires a ROW Use Permit. 4. Per UDC Section 7.4.6 H.3, there must be a minimum of 2.5 feet (2’-6”) between the wheel stop curbing and the front of the parking space when adjacent to a vertical element (like a wall). 5.
